Amendment to Section 34-90, Page 11 of 12 <br /> <br />the district in which the zoning lot is located. <br /> <br />Yard, Front (Right-of-Way, Setback): .A yard extending <br />along the full width of the zoning lot and lying between <br />the front line of the lot and the nearest line of the <br />principal building. <br /> <br />Yard, Rear: A yard extending across the full width of <br />the zoning lot and lying between the rear line of the lot <br />and the nearest line of the principal building. <br /> <br />Yard, Side: That part of the yard lying between the <br />nearest line of the principal building and a side lot <br />line and extending from the required front yard (or from <br />the front lot line, if there is no required front yard), <br />to the required rear yard. <br /> <br />Yard, Transitional: A yard that must be provided with <br />landscaping and screening on a lot in a business district <br />which adjoins a lot in a residential district; or a yard <br />that must be provided in the manufacturing district which <br />adjoins a lot in either a residential or business <br />district. A transitional yard shall include any required <br />yard or right-of-way setback. (Ord. No. 5173; Ord. No· <br />5496, Section 1, 9-23-85; Ord. No. 5789, Section 1, 2-4- <br />91). <br /> <br />Zoning Lot: A parcel of land consisting of a single lot <br />of record, part of a lot of record, or a combination of <br />one or more contiguous lots of record which has been or <br />which is proposed to be used, developed or built upon as <br />a unit under single ownership or control. <br /> <br /> Section 2. This ordinance shall not be construed so as to <br />relieve any person, firm or corporation from any penalty incurred <br />by the violation of Section 34-90, nor bar the prosecution of any <br />such violation. <br /> <br /> Section 3. Any person, firm or corporation violating any of <br />the provisions of this ordinance shall, upon conviction thereof, be <br />subject to the penalties provided in Chapter 34 and in Chapter 1, <br />Section 1-8 of the Municipal Code of the City of University City. <br /> <br /> Section 4. This ordinance shall take effect and be in force <br />from and after its passage, as provided by law. <br /> <br />1997. <br /> <br />PASSED this <br /> <br />day of ~ , <br /> <br /> <br />
