NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
<br />UNIVERSITY CITY, MISSOURI, AS FOLLOWS:

<br /> Section 1. Chapter 34 of the Municipal Code of the City of University City, Missouri,
<br />relating to zoning, is hereby amended by repealing Section 34-35.6(2) thereof, relating to other
<br />development standards in the limited commercial district; Section 34-36.6(2) thereof, relating to
<br />other development standards in the general commercial district; Section 34-37.4 thereof, relating to
<br />conditional uses in the core commercial district; Section 34-37.6(3) thereof, relating to other
<br />development standards in the core commercial district; Section 34-38.6(2) thereof, relating to other
<br />development standards in the industrial commercial district; Section 34-66.3(8) thereof, relating to
<br />performance standards; Section 34-72.4(23) thereof, relating to Historic Preservation Commission
<br />powers and duties; and Section 34-104.1(3) thereof, relating to sign regulations in all zoning
<br />districts; and enacting in lieu thereof new sections to be known as said repealed sections were
<br />known, so that said sections as so amended, shall read as follows:

<br />34-35.6 Other Development Standards
<br />
<br />Except for authorized temporary outdoor sales (see Article 5, Section 34-63.2),
<br />permitted outdoor dining, and off-street parking and loading, all business,
<br />merchandise display, servicing, processing, and storage, which takes place outdoors
<br />on private property shall be limited to one-hundred (100) square feet in area and shall
<br />be limited to items and/or service for which the use is approved under the occupancy
<br />permit. Otherwise, all business, merchandise display, servicing, processing, and
<br />storage shall be conducted within completely enclosed buildings. Exceptions to this
<br />limitation may be obtained by granting of a conditional use permit. In order to be
<br />considered for this exception, outdoor storage of items, whether or not intended for
<br />direct sale to the public, shall be screened from public view and located behind the
<br />building setback line from a street right-of-way or a property line.
