SECTION 29-33 IM2PROVEM_ENT PLANS 29-33.1 Approval by Other Agencies It shall be the applicant's responsibility to obtain an.v required appm~ds from public agencies and utility compa- nies having jurisdiction or authority (e.g., MDOT, St. Louis County Department of H/ghways and Traffic, MSD, Missouri Department of Natural Resources and the U.S. Army Corps of Engineers). 29-33.2 Improvement Plan Submittal Requirements 1. Preparation of Plans: All engineering related plans and specifications shall be prepared, si=-med, and sealed by a registered profes- sional engineer. Landscape plans shall be prepared by a person with a de~ee in landscape arch/tecmre. 2. Improvement Plan DraxxSngs: Except as otherwise required herein, the improvement plans shall be dmx~xt at any scale from one inch equals twenty feet (1" = 20') to one inch equals one-hundred feet (1" = 50') in any increments often (10) feet, on one or more sheets not geater than thirl?'-two inches by forty-two inches (32" x 42") in size which shall include a north arrow, scale, date, and revision date block on each sheet. The improvement plans shall contain the following information: Title Page and Index: The title page shall include the proposed name of the subdivision and show the name, address, and telephone number of the developer and the engineering/landscape design firm(s) who prepared the plans. If the set of improvement plans contain more than five (5) sh~ts, not including the title sheet, then an index sheet shall also be provided. Improvement Plans Key Map: If the subdivision is to be built in phases, provide a key map of the tract, shox~Sng the general layout of the entire subdMsion which the applicable phase highlighted. c. Street and Utility Plans: O) Generak All plans shall show existing topo- graphic features, including but not limited to pavements, curbs and gutters, buildings, and trees to be preserved (size of mink and ap- proximate spread). (1) Plans and Profiles: Plans and profiles for streets, sanitary sewers, and storm sewers, shall be drawn at a scale of one inch equals fifty feet (1" = 50') horizontal and one inch equals ten feet (1"= 10') vertical, or as other- wise approved by the Zoning Administrator. (2) Streets and Sidewalk: T.~?ical street cross- sections shall be shoxxn x~ith complete dimen- sions and construction information. Street profiles shall be provided, sho~5ng existing and proposed elevations at fifty. foot (50') intervals on the center line and at points along the proposed street right-of-way, as measured along a line drax~n perpendicular to the center line stations. (3) Sanitary Sewers: Sanitary. sewer plans shall show the alignment of all sewer mains, man- hole locations, and proposed easement loca- tions and dimensions. Specific drawing infor- mation shall be in accordance with the re- quiremerits of MSD. (4) Water Distribution: Water distribution plans shall show the alignment of all water mains, location of valves and fire hydrants, and proposed easement locations and dimensions. Specific drawing information shall be in accordance with the requirements of the St. Lords County Water Company and the University City Fire Ch/ef.
