al of an application for preliminary. plat approval shall not <br />entitle the applicant to a refund of any required fees, nor <br />shall any fees paid be credited to a future application for <br />preliminary. plat approval. <br /> <br />SECTION 29-33 IM2PROVEM_ENT PLANS <br /> <br />29-33.1 Approval by Other Agencies <br /> <br />It shall be the applicant's responsibility to obtain an.v <br />required appm~ds from public agencies and utility compa- <br />nies having jurisdiction or authority (e.g., MDOT, St. Louis <br />County Department of H/ghways and Traffic, MSD, <br />Missouri Department of Natural Resources and the U.S. <br />Army Corps of Engineers). <br /> <br />29-33.2 Improvement Plan Submittal Requirements <br /> <br />1. Preparation of Plans: <br /> <br />All engineering related plans and specifications shall <br />be prepared, si=-med, and sealed by a registered profes- <br />sional engineer. Landscape plans shall be prepared by <br />a person with a de~ee in landscape arch/tecmre. <br /> <br />2. Improvement Plan DraxxSngs: <br /> <br />Except as otherwise required herein, the improvement <br />plans shall be dmx~xt at any scale from one inch equals <br />twenty feet (1" = 20') to one inch equals one-hundred <br />feet (1" = 50') in any increments often (10) feet, on <br />one or more sheets not geater than thirl?'-two inches <br />by forty-two inches (32" x 42") in size which shall <br />include a north arrow, scale, date, and revision date <br />block on each sheet. <br /> <br />The improvement plans shall contain the following <br />information: <br /> <br />Title Page and Index: The title page shall include <br />the proposed name of the subdivision and show <br />the name, address, and telephone number of the <br />developer and the engineering/landscape design <br />firm(s) who prepared the plans. If the set of <br />improvement plans contain more than five (5) <br />sh~ts, not including the title sheet, then an index <br />sheet shall also be provided. <br /> <br />Improvement Plans <br /> <br />Key Map: If the subdivision is to be built in <br />phases, provide a key map of the tract, shox~Sng <br />the general layout of the entire subdMsion which <br />the applicable phase highlighted. <br /> <br />c. Street and Utility Plans: <br /> <br />O) <br /> <br />Generak All plans shall show existing topo- <br />graphic features, including but not limited to <br />pavements, curbs and gutters, buildings, and <br />trees to be preserved (size of mink and ap- <br />proximate spread). <br /> <br />(1) <br /> <br />Plans and Profiles: Plans and profiles for <br />streets, sanitary sewers, and storm sewers, <br />shall be drawn at a scale of one inch equals <br />fifty feet (1" = 50') horizontal and one inch <br />equals ten feet (1"= 10') vertical, or as other- <br />wise approved by the Zoning Administrator. <br /> <br />(2) <br /> <br />Streets and Sidewalk: T.~?ical street cross- <br />sections shall be shoxxn x~ith complete dimen- <br />sions and construction information. Street <br />profiles shall be provided, sho~5ng existing <br />and proposed elevations at fifty. foot (50') <br />intervals on the center line and at points <br />along the proposed street right-of-way, as <br />measured along a line drax~n perpendicular to <br />the center line stations. <br /> <br />(3) <br /> <br />Sanitary Sewers: Sanitary. sewer plans shall <br />show the alignment of all sewer mains, man- <br />hole locations, and proposed easement loca- <br />tions and dimensions. Specific drawing infor- <br />mation shall be in accordance with the re- <br />quiremerits of MSD. <br /> <br />(4) <br /> <br />Water Distribution: Water distribution plans <br />shall show the alignment of all water mains, <br />location of valves and fire hydrants, and <br />proposed easement locations and dimensions. <br />Specific drawing information shall be in <br />accordance with the requirements of the St. <br />Lords County Water Company and the <br />University City Fire Ch/ef. <br /> <br />(5) Storm Drainage Plans: (see paragraph "d <br /> (2)" below). <br /> <br />chapt29Jin 4-5 As approved by the Plan Commission on October 22, 1997 <br /> <br /> <br />
