Final (Record) Plat <br /> <br />ation of said plat. Otherwise, the final plat shall <br />be deemed as recommended for approval by the <br />Commission, except that the Commission, with <br />the consent of the applicant, may extend this sixty <br />(60) day period. <br /> <br />Prerequisites to Forwarding the Final Plat to the City, <br />Council: <br /> <br />Prior to the Zoning Administrator fonvarding the <br />recommendation of the Plan Commission regarding <br />the final plat to the City Council, the applicant shall <br />provide to the Administrator the following documents <br />as they may be applicable: <br /> <br />Certificate of clear rifle, prepared by a duly autho- <br />rized title company stating that the signatures of <br />all persons whose consent is necessary to the <br />preparation and recording of said plat and to the <br />offer of dedication of any streets and/or other <br />public places are shown on the plat. <br /> <br />The subdivision trust indenture and warranty deed <br />for common land conveyance, accompanied by a <br />.letter of compliance from an attorney. <br /> <br />Guarantee of installation of water mains from the <br />St. Louis County Water Company, if not to be <br />installed by the developer of the subdivision. <br /> <br />d. Verification of street names and addresses from <br /> the St. Louis County Department of Revenue. <br /> <br />Tax certificate or copy of paid tax bill for the <br />property from the St. Louis County Collector of <br />Revenue. <br /> <br />Verification that the subdivision name is not a <br />duplicate of another subdivision name in St. Louis <br />County from the St. Louis County Recorder of <br />Deeds office. <br /> <br />g. Verification of payment of all inspection fees, <br /> where applicable. <br /> <br />h. Letter from MSD certifying connection fees have <br /> been paid. <br /> <br />i. Deposit agreement (see Section 29-34). <br /> <br />5. City Council Action: <br /> <br />As soon as practical after the Plan Commission makes <br />its recommendation and after the applicant complies <br />with the paragraph ,4 a-i" above, the final plat shall be <br />forwarded to the City Council for its consideration. <br />Upon determination that the final plat is in full com- <br />pliance w/th the requirements hereof, the Council shall <br />adopt an ordinance approving such final plat. <br /> <br />SECTION 29-37 RECORDING OF PLAT <br /> <br />Following the recording of the final plat, one recorded copy <br />of the subdivision plat, bearing the St. Louis County <br />Recorder's signature, seal, and notation as to plat book and <br />page, shall be returned to the Zoning Administrator, along <br />with similarly recorded copies of the trust indenture and <br />any other supporting documents required to be recorded by <br />tiffs Chapter. No building permits shall be issued prior to <br />the Administrator's receipt of the record plat and any <br />applicable recorded documents, except for dwellings within <br />an approved display plat (see Section 29-70). <br /> <br />SECTION 29-38 PLAT APPROVAL NOT ACCEP- <br />TANCE FOR MAINTENANCE OF DEDICATIONS <br /> <br />Approval of a final plat does not constitute acceptance by <br />the City for the maintenance of any streets, sidewalks, <br />parks or other public facilities shown on the plat to be <br />dedicated to the City. Such acceptance shall not occur until <br />such time that the Director of Public Works determines that <br />the pubhc improvements have been completed in a satisfac- <br />tory manner. <br /> <br />SECTION 29-39 TO 2949 RESERVED <br /> <br />chapt29.fm 4-14 A~ approved by the Plan Commission on October 22, 1997 <br /> <br /> <br />
