Land Development Standards <br /> <br />necessary to provide for future connections to adjoin- <br />ing unsubdivided tracts where recommended by the <br />Plan Commission and approved by the City Council. <br />A minimum of a twenty-five (25) foot landscaped <br />buffer, established as common ground, shall be pro- <br />vided between the street right-of-way and the side or <br />rear property lines of the lots, tracts, or parcels, associ- <br />ated with the established residential subdivision. <br />Intersection roundings shall be exempt from this <br />requirement. <br /> <br />11. Additional traffic lanes or other widening, pavement <br /> thickness, drainage facilities, granular base, traffic <br /> control devices, and other improvements may be <br /> required to accommodate increased traffic volumes <br /> projected to be generated by the development, unsuit- <br /> able soil conditions, steep grades, or other conditions. <br /> <br />29-51.2 Street Design Standards <br /> <br />All streets shall comply with the applicable standards <br />contained in the Design Criteria for the Preparation of <br />Improvement Plans, established and updated from time to <br />time by the St. Louis County Department of Highways and <br />Traffic, except that the standards established herein shall be <br />the minimum requirement. The City may require addi- <br />tional right-of-way and/or improvements as may be re- <br />quired to accommodate the proposed development and its <br />impact on adjacent streets. The Zoning Administrator, <br />with the advice of the Director of Public Works, may <br />require that the applicant for subdivision plat approval <br />provide a traffic study to assist in determining what <br />additional improvements and/or right-of-way may be <br />necessary. Where a development is accessed from a street <br />or highway under the jurisdiction of the State or County, <br />any required improvements thereon and intersecting streets <br />or drives shall be designed and constructed in accordance <br />with the requirements of the respective agency. <br /> <br />1. Minor (Residential) Street Dimensional Specifications: <br /> <br />a. M~inimum Right-oJCway: 50 ft. <br /> <br />b. k, rinimum Pavement Width: 30 ft. <br /> (Measured back to back of curbs) <br /> <br />c. 3/[inimum Cul-de-sac Turnaround.' <br /> <br />(1) Right-of-way radius: 54 ft. <br />(2) Pavement radius (to back of curb): 42 ft. <br /> <br />d. 3~,rinimum Intersection Radii: <br /> <br />(1) Right-of-way: 20 ft. <br />(2) Pavement <br />(as measured to back of curb): 32 ft. <br /> <br />The Director of Public Works may permit com- <br />parable cut-offs or chords in lieu of rounded <br />comers. <br /> <br />e. Street Pavement.' Concrete or asphalt only. <br /> <br />Curb & Gutter: Concrete, vertical or Lip <br />(Rolled), with wheelchair accessible curb ramps <br />provided at sidewalk intersections, designed in <br />accordance with the standards of the Department <br />of Public Works or other authority having <br />jurisdiction. <br /> <br />g. Grades of Streets: <br /> <br />(1) Maximum Slope: 8.0% <br />(2) Minimum Slope: 2.0% <br /> <br />Tree Lawns: The minimum width between the <br />back of curb to the closest edge of sidewalk shall <br />be five (5) feet. <br /> <br />Non-Residential and Collector Street Dimensional <br />Specifications: <br /> <br />a. Minimum Right-of-way: 60 ft. <br /> <br /> b. 3d'inimum Pavement Width: <br /> (Measured back to back of curbs) <br /> <br />- c. 3/Iinimum ~ul-de-sac Turnaround.' <br /> <br />38fl. <br /> <br />(1) Right-of-way radius: '67 ft. <br />(2) Pavement radius (to back of curb): 55 fl. <br /> <br />Exception: The Plan Commission may recom- <br />mend, and the City Council may approve, a <br /> <br />chapt29.£m 5-2 As approved by the Plan Commission on October 22, 1997 <br /> <br /> <br />
