<br />AN ORDNANCE APPROVING A FINAL SUBDIVISION PLAT OF A TRACT
<br />OF LAND TO BE KNOWN AS CLAYMONT PLACE CONDOMINIUMS PHASE
<br />I AND LOCATED AT 500 NORTH & SOUTH, THEREBY CREATING A
<br />CONDOMINIUM FORM OF OWNERSHIP; CONTAINING AN EMERGENCY
<br />CLAUSE.
<br />
<br /> WHEREAS, on October 12, 2000, North Clayton Development, L.L.C. and Londe Group
<br />Investments, L.L.C. submitted for approval a final subdivision plat of a tract of land to be known as
<br />Claymont Place Condominiums Phase 1 and located at 500 North & South, University City,
<br />Missouri; and
<br />
<br /> WHEREAS, said final subdivision plat creates a condominium form of ownership, a minor
<br />subdivision within the meaning in Section 16.12.020 of the University City Municipal Code; and
<br />
<br /> WHEREAS, at its meeting on October 25, 2000, the University City Plan Commission
<br />reviewed the final subdivision plat and recommended to the City Council of University City approval
<br />of the final plat; and
<br />
<br /> WHEREAS, the final subdivision plat application, including all required documents and
<br />information submitted therewith, is before the City Council for its consideration.

<br /> NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
<br />UNIVERSITY CITY, MISSOURI, AS FOLLOWS:
<br />
<br /> Section 1. Attached, marked Exhibit "A" and made a part hereof is a final
<br />subdivision plat of a tract of land to be known as Claymont Place Condominiums Phase 1 and
<br />located at 500 North & South, University City, St. Louis County, Missouri. The final subdivision
<br />plat creates a condominium form of ownership of the property by creating twenty-two (22)
<br />condominium units within the building located at 500 North & South. The condominiums shall be
<br />known as units 101,102, 103,104, 105,106, 201,202, 203,204, 205,206, 301,302, 303,304, 305,
<br />306, 401,403,405 and 406.
<br />
<br /> Section 2: It is hereby found and determined that the final subdivision plat is in full
<br />compliance with the University City Municipal Code, including Section 16.12.240 thereof.
<br />Accordingly, the final subdivision plat marked Exhibit "A" is hereby approved.
<br />
<br /> Section 3. The City Clerk is hereby directed to endorse upon the final subdivision
<br />plat the approval of the City Council under the hand of the City Clerk and the seal of University City.
<br />
<br />Section 4: It is hereby declared that an emergency exists in that the purchasers of six (6)
<br />
