Comprehensive Plan, p. 5. <br /> <br />These tax relief provisions shall mn with the land and inure to aH successors and assigns of the <br />Developer so long as such successors or assigns shah continue to use such property in the Area <br />in accordance with this Plan. <br /> <br />2. AGREEMENT TO PARTIALLY WAIVE CERTAIN TAX ABATEMENT <br /> <br />In the Redevelopment Agreement between the LCRA, the Developer may be required to <br />effectively waive a portion of the tax abatement described in Section F. 1 hereof, by making <br />payments in lieu of taxes upon such terms and under such conditions as the LCRA and the <br />Developer may agree. <br /> <br />All payments in lieu of taxes shah be a lien upon the property and, when paid to the Collector <br />of Revenue of St. Louis County, Missouri, shah be distributed as aH other property taxes. <br /> <br />These payments in lieu of taxes provisions may be assigned in such manner as agreed to by <br />Developer and LCRA. <br /> <br />G. NONDISCRIMINATION <br /> <br />Developer shah not discriminate on the basis of race, color, creed, national origin, marital <br />status, sex or physical handicap in the lease, sale or occupancy of the Area. <br /> <br />H. MODIFICATIONS OF THIS PLAN <br /> <br />Any proposed modification which will substantially change this Plan shah be approved by the <br />City Councfi in the same manner as this Plan was first approve& Modifications which WIll <br />substantially change this Plan include, but are not necessarily limited to, modifications on the <br />use of eminent domain, to the length of tax abatement, to the boundaries of the Area, or other <br />items which alter the nature or intent of this Plan. <br /> <br />This Plan may be otherwise modified (e.g. urban design regulations, development schedulel by <br />the LCRA, provided that such revisions shah be effective only upon the consent of the Plan <br />Commission. <br /> <br />I. DURATION OF REGULATION AND CONTROLS <br /> <br />The regulation and controls set forth in this Plan shah be in full force and effect commencing <br />with the effective date of approval of this Plan by Ordinance and ending upon the date that tax <br />abatement in the Area ceases; however, ff no tax abatement has commenced in the Area prior <br /> <br /> 8 <br />1525371 <br /> <br /> <br />
