AN ORDINANCE APPROVING A FINAL CONDOMINIUM PLAT OF A TRACT OF LAND AND IMPROVEMENTS LOCATED OR TO BE LOCATED THEREON TO BE KNOWN AS MANSIONS ON THE PLAZA PLAT 1 CONDOMINIUM AND LOCATED AT 8300 DELMAR BOULEVARD AND CONTAINING AN EMERGENCY CLAUSE WHEREAS, on September 26, 2002, Mansions on the Plaza, L.P. ("Redeveloper") submitted for approval a final condominium plat of a tract of land and improvements located or to be located thereon, to be known as Mansions on the Plaza Plat 1 Condominium and located at 8300 Delmar Boulevard, University City, Missouri, and WHEREAS, at its meeting on October 9, 2002, the University City Plan Commission reviewed the final condominium and recommended to the City Council of University City approval of the final plat; and WHEREAS, the final condominium plat application, including all required documents and information submitted therewith, is before the City Council for its consideration. NOW, THEREFORE, BE 1T ORDAINED BY THE COUNCIL OF THE CITY OF UNIVERSITY CITY, MISSOURI, AS FOLLOWS: Section 1. Attached, marked Exhibit "A" and made a part hereof is a final condominium plat of a tract of land and improvements located or to be located thereon, to be known as Mansions on the Plaza Plat 1 Condominium and located at 8300 Delmar Boulevard, University City, St. Louis County, Missouri. The final condominium plat subdivides Lot 1 of Mansions on the Plaza, Plat 1 into a maximum of two (2) condominium units, together with common elements as shown on said plat. Section 2. It is hereby found and determined that the final condominium plat is in full compliance with the University City Municipal Code, including Section 16.12.240 thereof. Accordingly, the final condominium plat marked Exhibit "A" is hereby approved. Section 3. The City Clerk is hereby directed to endorse upon the final condominium plat the approval of the City Council under the hand of the City Clerk and the seal of University City. Section 4. It is hereby declared that an emergency exists in that the final condominium plat applicant will suffer financial hardship that could adversely affect the development of the property and the general welfare of the people of the City of University City if the plat is not approved immediately.
