<br />QUITCLAIM DEED <br /> <br />WHEREAS, on the 24th day of July, 2006, the City of University City, Missouri ("City") <br />did, by Ordinance No.6855, authorize the remise, release and quitclaim of a parcel ofland within <br />the City, in St. Louis County, Missouri, to Alana S. Sutton; and <br /> <br />WHEREAS, the City, by Ordinance No. 6855, did authorize its City Manager to enter <br />into and execute on behalfthe City all documents in connection with said remise, release and <br />quitclaim, including this Quitclaim Deed. <br /> <br />NOW, THEREFORE, KNOW ALL MEN AND WOMEN BY THESE PRESENTS, that <br />the City, party of the first part, in consideration of the sum of one dollar ($1.00) and other <br />valuable consideration, the receipt and sufficiency of which is hereby acknowledged, does by <br />these presents Remise, Release and forever Quitclaim to Alana S. Sutton, party of the second <br />part, and her heirs and assigns, the following described real estate, situated in St. Louis County, <br />Missouri, to wit: <br /> <br />Lot 12 of Spring Avenue Place, according to the plat thereof <br />recorded in Plat Book 8, Page 109, ofthe St. Louis County <br />Records, excepting therefrom the Southern Fifty (50) feet taken for <br />extending Trenton Avenue. <br /> <br />TO HAVE AND TO HOLD the same, together with all rights, immunities, privileges and <br />appurtenances to the same belonging, unto the party of the second part and her heirs and assigns <br />forever; so that neither the party of the first part, nor its successors or assigns, nor any other <br />person or persons for the party ofthe first part or in the party of the first part's name or behalf, <br />shall claim or demand any right or title to these premises, or any part thereof, but they and every <br />one of them shall, by these presents, be excluded and forever barred. <br />
