QUITCLAIM DEED WHEREAS, on the 24th day of July, 2006, the City of University City, Missouri ("City") did, by Ordinance No.6855, authorize the remise, release and quitclaim of a parcel ofland within the City, in St. Louis County, Missouri, to Alana S. Sutton; and WHEREAS, the City, by Ordinance No. 6855, did authorize its City Manager to enter into and execute on behalfthe City all documents in connection with said remise, release and quitclaim, including this Quitclaim Deed. NOW, THEREFORE, KNOW ALL MEN AND WOMEN BY THESE PRESENTS, that the City, party of the first part, in consideration of the sum of one dollar ($1.00) and other valuable consideration, the receipt and sufficiency of which is hereby acknowledged, does by these presents Remise, Release and forever Quitclaim to Alana S. Sutton, party of the second part, and her heirs and assigns, the following described real estate, situated in St. Louis County, Missouri, to wit: Lot 12 of Spring Avenue Place, according to the plat thereof recorded in Plat Book 8, Page 109, ofthe St. Louis County Records, excepting therefrom the Southern Fifty (50) feet taken for extending Trenton Avenue. TO HAVE AND TO HOLD the same, together with all rights, immunities, privileges and appurtenances to the same belonging, unto the party of the second part and her heirs and assigns forever; so that neither the party of the first part, nor its successors or assigns, nor any other person or persons for the party ofthe first part or in the party of the first part's name or behalf, shall claim or demand any right or title to these premises, or any part thereof, but they and every one of them shall, by these presents, be excluded and forever barred.
