<br />of University City at 7384 Forsyth (a.k.a. 7440 Forsyth, General Commercial District ("GC") <br />to Planned Development - Mixed Use District ("PD-M"). The following land uses and <br />developments may be permitted in said PD-M district, subject to approval of a final <br />development plan: The specific uses of "Dwellings, elevator apartment" and "Retail and <br />Commercial uses" are designated as permitted uses. <br /> <br />Section 2. Said property of the portion of the lot as follows that is located within the city <br />limits of University City at 7384 Forsyth (a.k.a. 7440 Forsyth) is more fully described as <br />follows: <br /> <br />The portion of the lot as follows that is located within the city limits of University <br />City: A tract of land being part of Lot 4 of the Plaza in Clayton, a subdivision <br />according to the plat thereof recorded in Plat Book 349 Page 402 of the <br />Recorder of Deeds Office in S1. Louis County, Missouri, and being located in <br />part of U.S. Survey 378, Township 45 North, Range 6 East of 5th Principal <br />Meridian, City of Clayton and City of University City, S1. Louis County, <br />Missouri, and being more particularly described as follows: <br /> <br />Commencing at the Southwesterly most corner of above said Lot 4; thence <br />North 24 degrees 00 minutes 00 seconds West along the Southwesterly line of <br />above said Lot 4 a distance of 13.21 feet to the POINT OF BEGINNING of the <br />herein described tract; thence continuing along last described line North 24 <br />degrees 00 minutes 00 seconds West 267.58 feet to a point on the <br />Southeasterly line of Carondelet Plaza, variable width, established by above <br />said Plat Book 349 Page 402; thence along last said Southeasterly line the <br />following courses and distances; thence North 65 degrees 31 minutes 35 <br />seconds East 3.41 feet; thence North 66 degree 00 minutes 00 seconds East <br />39.90 feet to a point of curvature to the left for which the radius point bears <br />North 24 degrees 00 minutes 00 seconds West 86.00 feet; thence along last <br />said curve, with a chord which bears North 32 degrees 29 minutes 24 seconds <br />East 94.96 feet an arc length of 100.60 feet to a point of tangency; thence <br />North 01 degrees 01 minutes 11 seconds West 54.58 feet to a point of <br />curvature to the right for which the radius point bears North 88 degrees 58 <br />minutes 49 seconds East 44.00 feet; thence along last said curve, with a chord <br />which bears North 47 degrees 52 minutes 22 seconds East 66.31 feet an arc <br />length of 75.09 feet; thence departing last said curve North 06 degrees 45 <br />minutes 55 seconds East 11.00 feet to a point on the Southwesterly line of <br />Forsyth Boulevard, 80 feet wide, as now established, said point also being <br />located on a curve to the right for which the radius point bears South 06 <br />degrees 45 minutes 55 seconds West 676.20 feet; thence along last said <br />Southwesterly line the following courses and distances; thence along last said <br />curve, with a chord which bears South 67 degrees 05 minutes 51 seconds East <br />375.88 feet an arc length of 380.90 feet; thence departing last said curve South <br />51 degrees 02 minutes 16 seconds East 42.21 feet to a point on the <br />Northwesterly line of a tract of land as conveyed to Bi-State Development <br />Agency by instrument recorded in Deed Book 14819 Page 1236 of the above <br />said Recorder's Office; thence along last said Northwesterly line the following <br />courses and distances: South 51 degrees 46 minutes 14 seconds West 40.09 <br />
