OLIVE&MIDLAND URBAN RENEWAL PROJECT AREA <br /> UNIVERSITY CITY LAND CLEARANCE FOR REDEVELOPMENT AUTHORITY ti <br /> uses, improved traffic, public transportation, public utilities, recreational and <br /> community facilities and other public improvements and the proposed land uses and <br /> building requirements in the land clearance or urban renewal project area, and shall <br /> include without being limited to: <br /> (a) The boundaries of the land clearance or urban renewal project area, with a <br /> map showing the existing uses and condition of the real property therein; <br /> (b) Aland use plan showing proposed uses of the area; <br /> E: <br /> (c) Information showing the standards of population densities, land coverage <br /> and building intensities in the area after redevelopment or urban renewal; <br /> (d) A statement of the proposed changes, if any, in zoning ordinances or maps, <br /> street layouts, street levels or grades, building codes and ordinances; <br /> (e) A statement as to the kind and number of additional public facilities or utilities <br /> which will be required in the area after redevelopment or urban renewal,and <br /> z <br /> (t) A schedule indicating the estimated length of time needed for completion of <br /> each phase of the plan. <br /> The objective of this Plan is to eliminate the conditions which qualify the Area as a <br /> Blighted Area under the LCRA Law and to encourage redevelopment of the Area. In { <br /> order to further these objectives, the LCRA intends to acquire real property within the <br /> Area where appropriate for ultimate disposition of properties to interested parties for the <br /> purpose of rehabilitating existing buildings or constructing new improvements. r <br /> As discussed previously, there are several map exhibits contained in the Appendix of <br /> this Plan. Plate 1 - Redevelopment Project Area Boundary Map indicates the <br /> boundaries of the Area. Plate 2 — Existing Land Use indicates the existing uses in the <br /> Area and Plate 5— Conditions Map displays the conditions of real property in the Area. <br /> Plate 6 — Future Land Use Plan indicates the proposed uses for the Area as indicated f <br /> in the City's 2005 Plan. Population densities, land coverage, and building densities as <br /> indicated in the City's Zoning Ordinance will govern the density of redevelopment in the <br /> Area. At this time no changes in the City's Zoning Ordinance or other development <br /> ordinances as well as street layouts, levels, and grades are anticipated. The City has no <br /> plans to construct public facilities or utilities within the Area. Therefore, the statutory <br /> r <br /> requirements related to proposed land uses and densities of development have been { <br /> met. <br /> The estimated time for completion of each phase of the Plan is four (4) years from the <br /> adoption of the Plan. Should the LCRA and the City determine that additional activities x <br /> are required this time frame may be extended.
