WHEREAS, due notice of a public hearing to be held by the City Council in the <br /> City Council Chambers at City Hall at 6:30 p.m., on December 12, 2011, was duly <br /> published in the St. Louis Countian, a newspaper of general circulation within said City <br /> on November 26, 2011; and <br /> WHEREAS, said public hearing was held at the time and place specified in said <br /> notice, and all suggestions or objections concerning said amendment of the Official <br /> Zoning Map of the City were duly heard and considered by the City Council. <br /> NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br /> UNIVERSITY CITY, MISSOURI, AS FOLLOWS: <br /> Section 1. Chapter 34 of the University City Municipal Code, relating to zoning, is <br /> hereby amended by repealing the Official Zoning Map illustrating the zoning districts <br /> established pursuant to Section 34-22 thereof, and enacting in lieu thereof a new <br /> Official Zoning Map, thereby amending the Official Zoning Map so as to change the <br /> classification of property at 6668 Vernon Avenue from Planned Development- <br /> Residential District ("PD-R") to Planned Development-Mixed Use District ("PD-M"); and <br /> 844, 852, and 858 Kingsland Avenue from Industrial Commercial District ("IC") to I <br /> Planned Development-Mixed Use District ("PD-M"). The following land uses and <br /> developments may be permitted in said PD-M District, subject to approval pproval of a final <br /> development plan: The specific uses of"all permitted uses and/or conditional uses as <br /> set forth in the LC — Limited Commercial District, GC — General Commercial District, <br /> and CC — Core Commercial District, elevator apartment dwellings, and work/live units" <br /> are designated as the permitted and conditional uses. <br /> Section 2. Said properties at 6668 Vernon Avenue and 844, 852, and 858 <br /> Kingsland Avenue, totaling 1.88 acres, are more fully described with legal descriptions, <br /> attached hereto, marked Exhibit "B" and made a part hereof. <br /> The above described tracts having St. Louis County locator numbers of: <br /> 6668 Vernon Avenue — 181-1431221 <br /> 844 Kingsland Avenue — 18J640679 <br /> 852 Kingsland Avenue — 18H431012 <br /> 858 Kingsland Avenue— 18H431023 <br /> Section 3. The new Official Zoning Map of the City is attached hereto, marked <br /> Exhibit "A", and incorporated herein by this reference thereto. <br /> Section 4. By Resolution 2011 - 18, the City Council approved a preliminary <br /> development plan for 6668 Vernon Avenue, 844, 852, and 858 Kingsland Avenue, <br /> known as "Kingsland Walk," and authorized the preparation of a final development plan. <br /> A final development plan and plat (if applicable) must be approved by the City Council <br /> prior to the issuance of any building permits in connection with the development. The <br /> number and type of dwelling units authorized, including the number of bedrooms per <br /> dwelling unit by type, shall be as permitted for the zoning classification of"all permitted <br /> 2 <br />
