8 I <br />! I <br /> Section 1. Chapter 34 of the University City Municipal Code, relating to zoning, is <br /> hereby amended by repealing the Official Zoning Map illustrating the zoning districts <br /> established pursuant to Section 34-22 thereof, and enacting in lieu thereof a new <br /> Official Zoning Map, thereby amending the Official Zoning Map so as to change the <br /> classification of property at 6255 and 6263 Delmar Boulevard from Core Commercial <br /> District ("CC") to Planned Development-Mixed Use District ("PD-M"); and 6322 Enright <br /> Avenue, 701 and 707 Eastgate Avenue, and 700 Limit Avenue from High Density <br /> Residential District ("HR") to Planned Development-Mixed Use District ("PD-M"). The <br /> following land uses and developments may be permitted in said PD-M District, subject <br /> to approval of a final development plan: Permitted uses for all ground floor space in <br /> Buildings 1A and 1B on Lot 1, as shown on the Preliminary Development Plan, shall be <br /> limited to "all permitted and/or conditional uses as set forth in the CC — Core <br /> Commercial District" as the permitted and conditional uses. Conditional uses shall be <br /> subject to the issuance of a conditional use permit in accordance with the procedures <br /> and standards contained in Article 11, Conditional Uses. All upper floors in Buildings 1A <br /> and 1B, and all floors of Buildings 2, 3, and 4 on Lot 2, as shown on the Preliminary <br /> Development Plan, excluding the underground parking garage, shall be student <br /> apartments with accessory uses including but not limited to meeting space, laundry <br /> facilities, and bicycle storage. The permitted use of Lot 3 shall be limited to passive <br /> green space. <br /> Section 2. Said properties at 6255 and 6263 Delmar Boulevard; 6322 Enright <br /> Avenue; 701 and 707 Eastgate Avenue; and 700 Limit Avenue totaling 3.7 acres, are <br /> more fully described with legal descriptions, attached hereto, marked Exhibit "B" and <br /> made a part hereof. <br /> The above described tracts having St. Louis County locator numbers of <br /> 6255 Delmar Boulevard — 18H420056 <br /> 6263 Delmar Boulevard — 18H420045 <br /> 6322 Enright Avenue — 18H420771 <br /> 701 Eastgate Avenue — 18H421101 <br /> 707 Eastgate Avenue — 18H421091 <br /> 700 Limit Avenue— 18H421002 <br /> Section 3. The new Official Zoning Map of the City is attached hereto, marked <br /> Exhibit "A", and incorporated herein by this reference thereto. <br /> Section 4. By Resolution No , the City Council approved a <br /> Preliminary Development Plan for 6255 and 6263 Delmar Boulevard; 6322 Enright <br /> Avenue; 701 and 707 Eastgate Avenue; and 700 Limit Avenue, known as "Washington <br /> University— Loop Retail and Student Apartment Development," and authorized the <br /> preparation of a Final Development Plan. A Final Development Plan and Plat (if <br /> applicable) must be approved by the City Council prior to the issuance of any building <br /> permits in connection with the development. <br /> 2 <br />
