(1) Real pro perty taxes assessed against the premises. <br /> (2) City special tax bills issued against the premises. <br /> (3) Neighborhoo d improvement district special assessments against the premises. <br /> 1 <br /> (4) Public im provement special assessments against the premises. <br /> (5) City refuse s ervice charges for the premises. <br /> (6) City nuisance a batement charges for the premises. <br /> (7) City weed or trash removal costs for the premises. <br /> (8) City commu nity development fees for the premises, including building permit fees, <br /> electrical permit fees, mechanical permit fees, plumbing permit fees, application fees, <br /> inspection fees, and other fees. <br /> (9) City fines a nd court costs for violations of the Building Code, Electrical Code, <br /> Energy Conservation Code, Fire Code, Fuel Gas Code, Mechanical Code, Plumbing <br /> Code, Property Maintenance Code, or Residential Code, on the premises. <br /> 190.4.2 Conditional permit. Occupation shall be permitted on a conditional basis when <br /> in the judgment of the Code official practical difficulties interfere with completing all <br /> repairs required to bring the premises into full compliance with this Code prior to <br /> permitting the occupation of the premises, there are no conditions on the premises <br /> which threaten the health or safety of an occupant, and the Code official is satisfied that <br /> the premises will be brought into compliance with the requirements of this Code within a <br /> sixty (60) day period. No conditional permit shall be issued under the provisions of this <br /> Code for premises which have been newly constructed, newly altered, or on which a <br /> change in use is proposed unless a certificate of occupancy has first been issued under <br /> the provisions of the building Code. <br /> 190.4.3 Rejection of application. If the application does not comply with the <br /> requirements of all pertinent laws, the Code official shall reject such application in <br /> writing, stating the reasons thereof. <br /> 190.4.4 Residential sublease. An occupancy permit for subleasing a residential <br /> dwelling unit may be issued provided the dwelling is code compliant as determined by <br /> an approved occupancy inspection conducted in the year proceeding the date of <br /> application. Residential sublease occupancy permits shall only be issued for a period of <br /> 100 days and may be extended for one 30 day term at the discretion of the Building <br /> Commissioner. Residential sublease permits shall be revoked if the property or tenants <br /> violate the provisions of this code. <br /> 16 <br />
