1. Unfinished basement spaces being converted to habitable space other than <br /> sleeping rooms when 1) smoke detectors installed in accordance with the <br /> residential Code, in addition to those required by applicable Codes, are installed <br /> in each room/space of the basement, and 2) the stairway to the basement is <br /> protected by a minimum 5/8" type X drywall completely encasing the stairs. <br /> 2. The area being finished is completely covered by a sprinkler system complying <br /> with Section R313 Automatic Fire Sprinkler Systems.+ <br /> (SECTION R311 MEANS OF EGRESS) <br /> R311.2 Egress door. At least two egress doors shall be provided for each dwelling unit. The <br /> egress door shall be side-hinged, and shall provide a minimum clear width of 32 inches (813 <br /> mm) when measured between the face of the door and the stop, with the door open 90 degrees <br /> (1.57 rad). The minimum clear height of the door opening shall not be less than 78 inches (1981 <br /> mm) in height measured from the top of the threshold to the bottom of the stop. Other doors <br /> shall not be required to comply with these minimum dimensions. Egress doors shall be readily <br /> openable from inside the dwelling without the use of a key or special knowledge or effort. <br /> (SECTION R312 GUARDS AND WINDOW FALL PROTECTION) <br /> R312.90 Guard design. Guards shall not have an ornamental pattern that would <br /> provide a ladder effect. <br /> } <br /> (SECTION R313 AUTOMATIC FIRE SPRINKLER SYSTEMS) <br /> R313.1 Townhouse automatic fire sprinkler systems. An automatic residential fire <br /> sprinkler system shall be installed in townhouses where applicable to Section R313.90. <br /> Exception: An automatic residential fire sprinkler system shall not be required for <br /> additions or alterations to existing townhouses that do not have an automatic residential <br /> fire sprinkler system installed. <br /> R313.2 One- and two-family dwellings automatic fire systems. An automatic <br /> residential fire sprinkler system shall be installed in one- and two-family dwellings where <br /> applicable to Section R313.90. <br /> Exception: An automatic residential fire sprinkler system shall not be required for <br /> additions or alterations to existing one- and two-family dwellings that do not have an <br /> automatic residential fire sprinkler system installed. <br /> R313.90 Mandatory Option. A builder of single-family dwellings or residences or multi- <br /> unit dwellings of four or fewer units shall offer to any purchaser on or before the time of <br /> entering into the purchase contract the option, at the purchaser's cost, to install or equip <br /> fire sprinklers in the dwelling, residence or unit.
