<br /> <br />Plan Commission <br />October 22, 2014 Meeting Minutes <br /> <br />The Plan Commission held their regular meeting at the Heman Park Community Center located at 975 <br />Pennsylvania Avenue, University City, Missouri on Wednesday, October 22, 2014. The meeting <br />commenced at 7:00 pm. <br /> <br />1. Approval of Minutes August 27, 2014 Plan Commission meeting minutes <br /> <br />A motion was made by Mr. Salamon to approve the August 27, 2014 meeting minutes. The <br />motion was seconded by Ms. Moran and carried unanimously. <br /> <br />3. Public Hearings <br /> <br />3.a. Amended Conditional Use Permit 14-11407 8026 Groby Road Replacement of existing <br />electrical substation in SR Single Family Residential District <br /> <br />The applicant was CDG Engineering on behalf of Union Electric Company, property owner <br />(dba Ameren Missouri). The public hearing notification requirements had been met. The <br />e <br />Permits and amendments (Zoning Code Section 400.2720). <br /> <br />Mr. Greatens provided an overview of maps and pictures of the site and surrounding area. <br /> <br />Mr. Nicholas VonFeldt with Ameren Missouri explained the proposal to the Plan Commission <br />members. He stated that existing substation was installed in 1958 and serves over 4,000 <br />metered customers. The existing equipment is old both operational and structurally. The <br />proposal is to replace the existing with newer equipment. The existing enclosure resembles a <br />single family dwelling. The current proposal is to construct an enclosure with pre-cast concrete <br />walls with a stone finish facing the north and west, facing Groby Road and Mulberry Lane. <br />Mr. VonFeldt also stated that the existing substation is problematic due to the age of the <br />equipment and the structure. He explained the proposed fencing, gates, and landscaping. Ms. <br />Terry Entwistle with CDG Engineers was also present to explain the proposal. <br /> <br />tğŭĻ Њ ƚŅ Џ <br /> <br />
