<br />Board of Adjustment <br />January 20, 2015 Meeting Minutes <br />(approved 11-16-15) <br />A Board of Adjustment meeting was held on Tuesday January 20, 2015 at the Heman Park <br />Community Center located at 975 Pennsylvania Ave., University City, Missouri. The meeting <br />commenced at 6:40 pm. <br />1. Approval of Minutes <br />The minutes from the December 15, 2014 Board of Adjustment meeting were approved. <br />3. Case # BOA 15-01 536 Overhill Drive <br />Mr. Dennis Naylor with Jeff Day and Associates, LLC, on behalf of Paul and Anne Gill, property <br />owners, requested a variance to construct a detached garage, accessory to an existing single-family <br />dwelling, maintaining a building height of eighteen (18) feet in lieu of fifteen (15) feet as required <br /> Single Family <br />Residential District. <br />Mr. Naylor explained proposal and noted that existing garage (attached) did not fit vehicles in it and <br />was currently used for storage. The proposed garage would allow for storage of vehicles with <br />additional storage in the second floor. The reason for the proposed height was to try to match the <br />architecture of the existing single-family dwelling, which has a steep pitched roof. <br />Mr. Greatens explained the definition of building height in the Zoning Code and provided further <br />explanation of the proposed setbacks as the property lines between the subject property and <br />properties to the east had changed several years ago due to a right-of-way vacation. Mr. Greatens <br />also noted that the University Hills Subdivision trustees had provided a letter stating their support <br />for the proposed variance and conformance with the subdivision indentures. <br />Public Comments <br />Mr. Steve Skrainka 7170 Washington Avenue (property to the east of 536 Overhill). Mr. <br />Skrainka stated his house had a bay window on the west side between the second and third floor and <br />the proposed garage would impact the amount of light between the two buildings.
