<br /> <br />Mr. Greatens explained the proposed rezoning and provided background information including <br />pictures and maps. <br /> <br />The applicants, Mr. Scott Mehlman and Mr. Blair Mehlman with Mehlman Brothers <br />Development, LLC, and the project architect, Mr. Tyler Stephens with Core 10 Architects, <br />were all present to explain the request. Mr. Blair Mehlman stated that the proposal to rezone <br />-unit luxury condo building <br />with a mix of two and three bedroom units. There was a strong market for condos in this area. <br />The building would likely be brick with as much landscaping as possible. <br /> <br />Questions, Comments, and Discussion <br /> <br /> <br />-Would 7511 Pershing Avenue be a part of the proposed redevelopment? Mr. Mehlman <br />stated that it was not. <br /> <br />-Was there any consideration for subdividing 415 Hanley in to two 50-foot wide lots for <br />single-family dwellings? Mr. Mehlman stated at this corner the best use was multi-family <br />to complement the multi-family residential development across Pershing Avenue to the <br />south, not single family. <br /> <br />-Commission members discussed parking and proposed curb-cuts. Mr. Stephens stated that <br />24-space parking area would be partially underground, below the condo units, and the curb- <br />cut would be off Hanley Road, as far north as possible from the intersection at Pershing <br />Avenue. <br /> <br />-Commission members discussed setbacks and lot sizes. Mr. Stephens explained that the <br />setback from the adjacent single- <br />District regulations. The lot size would be in conformance with the Zoning Code. <br /> <br />Although this was not a public hearing, the Chairperson opened the meeting to public <br />comments: <br /> <br />Ms. Stevie Werner, 212 Linden Avenue, was concerned about parking in the area and potential <br />impact the proposed development would have on parking. <br /> <br />Mr. Frank Leahy, owner of 7511 Pershing, stated he was not against the proposed rezoning. He <br />had some concerns about the impact on parking in the area. Mr. Leahy also pointed out that <br />there was a shared driveway between 7505 Pershing and his property. He also wanted to make <br />sure the proposed rezoning would not increase his taxes. <br /> <br />Mr. Nick Kalist, 421 N. Hanley, asked if a study had been completed to determine the impact <br />the proposal would have on surrounding property values. He was concerned about the future <br />location of the driveway onto Hanley, which already has a high amount of traffic. He asked <br />about the 25 foot setback and if it would be green space. He asked where construction parking <br />would be located. <br /> <br />Staff stated that his concerns were more applicable to the Site Plan process and he should <br />follow up with staff when that time comes. <br /> <br />Mr. Stephens stated that the 25 foot setback from single-family residential property was a <br />requirement in the Zoning Code and construction fencing would also be required during <br />construction.
