Mr. Sharpe seconded the motion, which carried <br />unanimously. <br /> <br />AGENDA #6 - CONDITIONAL USE - 8130 DELMAR: <br /> <br />Mr. Ollendorff recommends that the application be returned to the applicant who is <br />willing to redesign the project in order to alleviate legitimate residential neighbors' <br />concerns and to meet our standards for high-quality redevelopment. Mr. Ollendorff <br />concurs with the Plan Commission majority in their finding that continued auto repair <br />use could be developed in such a manner that the zoning ordinance standards are met, <br />however the present plan is not as good as it could be. Objectives of the redesign <br />should include a smaller addition, less intensity of use, orientation towards Delmar and <br />away from residences, improved work area screening and sound protection, more <br />landscaping/less asphalt, closing of driveways at the intersection to protect pedestrians, <br />and a reduction in auto repair work space. The applicant understands these issues and <br />is willing to spend the time and money necessary to prepare a new plan more in <br />keeping with University City's high standards. Following adequate opportunity for all <br />citizens to be heard on this issue, Mr. OIlendorff proposes that tabling the application to <br />August 26 would be the appropriate action for City Council. <br /> <br />John Carnosiotis, 8033 Teasdale, stated that he is a 25 year resident of U.
