<br />Board of Adjustment <br />September 19, 2016 Meeting Minutes <br />(approved 2-23-17) <br />A Board of Adjustment meeting was held on Monday September 19, 2016 at the Heman Park <br />Community Center located at 975 Pennsylvania Ave., University City, Missouri. The meeting <br />commenced at 6:30 pm. <br />Members Present Members Absent (excused) <br />John Solodar, Chairperson Roger McFarland <br />Deborah Arbogast, Vice-Chairperson <br />Kathy Straatmann <br />Peggy Holly <br />Charles Marentette, Alternate <br />Non-Voting Members Present <br /> <br />Rod Jennings, Council Liaison <br />Staff Present <br />Raymond Lai, Deputy Director of Community Development <br />Zach Greatens, Planner <br />1. Approval of Minutes <br /> <br />The minutes from the May 16, 2016 Board of Adjustment meeting were approved. <br />2. Case # BOA 16-03 7318 Stanford Avenue <br />Mr. Joe McGowan requested a variance on behalf of Jill McCart, property owner of 7318 <br />Stanford Avenue, to construct a detached garage maintaining a side yard setback of one and <br />seven-tenths (1.7) feet in lieu of five (5) feet from the eastern property boundary and a rear <br />yard setback of two and three-tenths (2.3) feet from the southern property boundary as <br />required by Sections 400.160.B and 400.1090.A of the Zoning Code. <br />Mr. McGowan stated that when the dwelling was purchased, there was a detached, single- <br />car garage that was demolished in March of 2016. The proposed garage would be <br />constructed in approximately the same location as the previous garage. He stated that due to <br />the shallowness of the lot and the 30 foot front building line, there was not much room <br />available to construct a detached garage. If the required setbacks were adhered to, it would <br />be almost impossible to get in and out of the proposed garage. Even with the requested <br />reduction, it would still require a slight turn to get in and out. Mr. McGowan state that the <br />neighbors to the east are aware of the project and have not objected. They offered to <br />temporarily remove a portion of their existing fence during construction of the garage if <br />necessary. <br />Board members discussed the proposal and had some concerns about future maintenance <br />and repairs on the garage. Two feet from property lines would allow room for maintenance. <br />Some of the Board members also discussed potential of financial gain, since the house was <br />tğŭĻ Њ ƚŅ Ћ <br /> <br />
