Since the property was originally purchased with a detached garage and <br />the proposal was to simply replace the demolished garage, most members agreed that the <br />proposal was not based on an attempt for financial gain. <br />Public Comments Carol Zuckner, property owner of 7323 Stanford Avenue, asked about <br />proposed building materials. She stated that many of the new garages in the area are <br />constructed with brick on the front and siding on the sides and rear. She asked if there were <br />requirements for building materials in the subdivision indentures. The Chairperson stated <br />that subdivision indentures were not enforced by University City, but rather by the <br />subdivision. <br />The variance request was approved by a vote of four (4) to one (1) with the condition that <br />the side yard setback from the eastern property line shall be no less than two (2) feet in order <br />to allow sufficient room for access to the east side of the proposed garage for maintenance <br />and repairs. <br />3.
