Members of the City Council <br />Site Plan Review #P007401 – 6200 Olive <br />January 4, 2008 <br />Page 2 <br />It is the staff determination that the proposed parking lot layout complies with all applicable <br />provisions of the Zoning Code; will contribute to and promote the community welfare or <br />convenience; will not cause substantial injury to the value of neighboring property; is consistent with <br />the Comprehensive Plan, and will provide off-street parking and loading areas in accordance with the <br />standards contained in Article 7 of the Zoning Code. Therefore, the Community Development Staff <br />recommend that the application be approved with the following conditions: <br />1. The parking lot layout shall be restricted to that shown on the final approved site plan review <br />application plans. The existing building and property shall be developed, constructed and <br />maintained in compliance with the plans submitted with the approved application. <br />2. The submitted landscaping plan shall act as the final landscaping plan and is hereby approved <br />by Director of Community Development in conjunction with the review by the City Forester. <br /> Landscaping shall be installed and maintained in accordance with this approved plan. Said <br />landscaping plan shall be finalized in conjunction with the issuance of the building permit <br />and shall be installed during the next available planting season during or after the end of <br />construction. <br />3. Lighting of all exterior areas, including the front parking area, shall comply with the <br />requirements of Section 34-93.7 of the Zoning Code, and shall be designed to be compatible <br />with surrounding areas by shading to direct light downward and away from abutting <br />residential uses. <br />4. Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department prior to issuance of a building permit by the Department of Community <br />Development. It shall be the applicants responsibility to obtain those approvals in written <br />ã <br />form in a timely manner prior to issuance of the building permit. <br />5. A detailed construction traffic control and parking plan should be submitted to the Director of <br />Community Development for approval. Said plan shall set forth details pertaining to worker <br />parking during all phases of the proposed construction. It shall further detail solutions to <br />public property maintenance issues such as street cleaning and traffic diversion. Said plan <br />shall be finalized prior to the issuance of a building permit. It shall be the applicants <br />ã <br />responsibility to obtain those approvals in written form in a timely manner prior to issuance <br />of the building permit. <br />6. Ingress and egress, if changed from its current configuration, shall be approved by the <br />appropriate state and/or county agencies. It shall be the applicant’s responsibility to obtain <br />such approvals in writing in a timely manner prior to issuance of the building permit. <br />7. Building, mechanical and electrical equipment should be screened per Sections 34-60.3 of the <br />Zoning Code.
