The proposed increase in storm water runoff from the <br />proposed parking lot additions will generate approximately 1,005 cubic feet of additional storm <br />water. The site plan for the project proposes the use of Storm-Tech SC-310 Chamber to create <br />underground storage for a minimum of 735 cubic feet of runoff generated by the new parking lot <br />addition. This represents approximately 73% of the increased runoff for the proposed additions <br />to the parking lot, therefore, further reducing the impact of the proposed additions. The proposed <br />truck parking area at the south end of the project will be graded to direct runoff to the existing <br />sewer structure that will be converted to a grate inlet. There is also proposed, the addition of four <br />truck spaces along the westernmost parking lot. These proposed spaces will simply be an <br />extension of the existing parking lot and will drain the existing catch basin just south of the <br />proposed spaces. <br />The plans also provide proposed landscaping for the additional parking areas. The plan <br />proposes the planting of evergreen trees at the west side of the property where the four truck <br />spaces are proposed. This planting is in accordance with Section 34-60.2; “Screening between <br />non-residential and residential zoning districts”. Landscaping has also been provided along the <br />relocated 8 feet high fence at the south parking lot addition and at the east parking addition where <br />the proposed rain garden shall be installed in accordance with Section 34-92.6; “Landscaping <br />Requirements”. The plans also indicate the existing street trees and other existing vegetation in <br />the areas of the proposed additions. <br />Thank you for your consideration of this site plan and the proposed improvements to the <br />property in the manner shown on the plans.
