MEMORANDUM <br />TO: University City Council <br />Fulson Housing Group <br />Crown Center Executive Board <br />FROM: David Lang <br />DATE: September 6, 2017 <br />RE: Crown Center for Senior Living Redevelopment Project <br />Meeting and Notification with surrounding property owners <br />NOTIFICATION TO DAN WALD (OWNER OF DELCREST PLAZA) <br />August 24, 2017 @ 9:00 a.m. – Meeting was held at the offices of Rodan Management, 8420 <br />Delmar Boulevard, Suite 406, St. Louis, Missouri 63124. Those in attendance included: <br />Dan Wald <br /> – Owner of Delcrest Plaza at the southwest corner of Delmar and Delcrest Dr. <br />Preston C. Amos (AKG Development) <br /> – potential purchaser under contract to buy <br />Delcrest Plaza from Dan Wald and erect a hotel project. <br />Matt Bukhshtaber (CBRE) <br />– listing agent for the sale of Delcrest Plaza <br />Carlos Farfan (CBRE) <br /> – listing agent for the sale of Delcrest Plaza <br />Keith Cohen (Crown Center) <br />– President of the Board of Directors of Crown Center <br />David Lang (Rosenblum Goldenhersh) <br /> – Legal Counsel for Crown Center for Senior <br />Living and Fulson Housing Group <br />This meeting was held in response to the University City Council’s concerns that discussion had <br />not been had with the owner of the property to the north of the proposed Crown Center <br />development, to hear any of his concerns. In addition, Crown Center representatives were able <br />to hear about the proposed hotel development that AKG Development and Dan Wald had <br />discussed with University City representatives. <br />Preston Amos stated in an email dated September 1, 2017 that “AKG Development, LLC has <br />not had the opportunity to formally discuss \[its\] intended development with the City. As a result <br />and as discussed in the meeting, \[they\] cannot provide a formal response to Crown Center’s <br />proposed development.” <br />Dan Wald was still concerned about the view that his current commercial tenants will have of <br />the project next door. He acknowledged that if AKG Development acquires Delcrest Plaza, then <br />he has no issues, but if AKG does not move forward with its acquisition and redevelopment, <br />then he still has concerns. Dan Wald stated that if Crown Center redeveloped its new buildings <br />within the existing development setback requirements along the north property line of 30 feet, <br />then he would have no problems with the proposed development. <br />ЊЏЉАЎВБ͵Ќ <br /> <br />
