Existing Property/Background <br />The subject property, approximately 0.518 acres <br />in area, is under construction for one attached <br />single-family dwelling and one three-unit <br />townhouse dwelling, totaling five units, based on a <br />site plan approved by City Council; an approved <br />vacation of the alley right-of-way adjacent to the <br />western property boundary by City Council; and a <br />boundary adjustment plat; all in late 2016. <br />Subsequent to considering therecommendation of <br />Plan Commissionand a public hearing,the City <br />Council approved via Ordinance #7041 a Zoning <br />Code Text Amendment proposal on May 22, 2017, including allowance of each attached <br />single-family unitand townhouse dwelling unit on its own individual lot. <br />The current request is to subdivide the 0.518-acre tract of land into five (5) lots for each of the <br />two attached single-family units and the three townhouse unitsto be on its own individual lot <br />in the “MR” –Medium Density Residential District. This is considered a Major Subdivision as <br />it involves the creation of more than four (4) lots.APreliminary Plat for this action was <br />approved by Plan Commission on July 26, 2017. A Final Plat is now being submitted for <br />consideration. All pre-requisites to Final Plat submittal have been met. Specifically, as per <br />405.280 and 405.290, the Improvement Plans for this project have been approved. <br />Applicant’s Request <br />The current request is to subdivide the 0.518-acre tract of land into five (5) lots for each of the <br />two attached single-family units and the three townhouse unitsto be on its own individual lot <br />in the “MR” –Medium Density Residential District. This is considered a Major Subdivision as <br />it involves the creation of more than four (4) lots. <br />Process –Required City Approvals <br />Staff Review.Staff reviewed the plat as perSection 405.390.B:Staff Review. <br />1.Completeness of submittal. Upon receipt of final plat and associated documents, the <br />Zoning Administrator shall review the documents to determine acceptability for <br />submission. If the Administrator determines the submittal is complete, then the <br />submittal shall be date stamped. <br />2.Distribution. As soon as practical after acceptance of the final plat submittal, the <br />Zoning Administrator shall distribute copies of the final plat to the Director of <br />Community Development, Director of Public Works and Parks, Fire Chief and other <br />City staff as appropriate. <br />3.Staff review. The Zoning Administrator shall review the final plat, and solicit comments <br />from other City staff on said plat, to determine compliance with the approved <br />preliminary plat, including any conditions of approval placed on the preliminary plat, <br />and consistency with the approved improvement plans.
