Beck <br /> 3206 Shenandoah Ave. <br /> St. Louis, MO 63104 <br />Status of Applicant: Owner <br />Requested Action: The applicant seeks authorization from the Plan Commission and <br />City Council to consolidate six separate lots into one parcel for a <br />final plat to create 24 condominiums. <br />Location: Northeast corner of Warder Avenue and Wild Plum Lane <br />Existing Zoning: “MR” – Medium Density Residential <br />The existing subject structures are 6 two-story buildings located at 962 - 988 Warder Avenue <br />(even) and 7729 - 7741 Wild Plum Lane (odd). The applicant wishes to repair, update, and <br />convert the units to condominiums, with each building housing four residential units. Two units <br />will be located on each floor of the six buildings, for a total of 24 units. Each unit has <br />approximately 1,058-1,096 square feet in total living area. The newly subdivided buildings will <br />be named “Park Ridge Estates Condominiums.” Community Development Staff recommends <br />approval of the plat. <br />The proposed plat’s review falls under the minor subdivision process. The approval required is <br />for a final plat in conjunction Section 16.12.230 of the Subdivision Regulations. Final Plats are <br />required to be approved by the Plan Commission and the City Council. The issue to be decided <br />is if the proposed condominiums meet the minimum requirements of the Subdivision Regulations <br />and the Zoning Code. The Community Development Staff has reviewed the proposed plat. It <br />has been determined that the proposed final plat meets all of the requirements set forth in the <br />Subdivision Regulations. Upon determination that the final plat is in full compliance, the City <br />Council should adopt an ordinance approving the final plat. <br />Neither improvement plans nor a deposit agreement are required under the minor subdivision <br />process.
