Revised Staff Memo - June 19, 2008 Memo to Plan Commission Re: 1340 Partridge Page 2 of 2 <br />Appendix A <br />(Conditions from previously approved Conditional Use Permit – approved in November of 2006 for the <br />Dormitory Addition at 1340 Partridge) <br />1. The height and mass shall be restricted to that shown on the final approved conditional use permit <br />application plans. The building and property shall be developed, constructed and maintained in <br />compliance with the plans submitted with the approved application. <br />2. Adequate refuse disposal shall be provided by and for the building. The operator of the building <br />shall regularly police the site and the area adjacent to the buildings to remove litter and debris. <br />The refuse containers and surroundings shall be maintained in a clean condition. Trash receptacle <br />containers (dumpsters) should be screened per Section 34-60.4 of the Zoning Code which <br />requires the containers be screened from view from all four sides with a masonry fence (brick, <br />stone, or textured and pigmented concrete, with an opaque gate made of metal or wood, but <br />excluding chain link or wire) having a minimum height of six feet but not more than eight feet. <br />There shall be no trash removal scheduled between the hours of 8 p.m. and 8 a.m. <br />3. A final detailed landscaping plan shall be submitted to the Director of Planning and Development <br />for approval, in conjunction with a review by the City Forester. Landscaping shall be installed <br />and maintained in accordance with the approved plan. Said landscaping plan shall be finalized <br />prior to issuance of the building permit and shall be installed prior to issuance of the occupancy <br />permit. It shall be the applicants responsibility to obtain those approvals in written form in a <br />ã <br />timely manner prior to issuance of the building permit. <br />4. Lighting of all exterior areas, including the front parking area, shall comply with the requirements <br />of Section 34-93.7 of the Zoning Code, and shall be designed to be compatible with surrounding <br />areas by shading to direct light downward and away from abutting residential uses. <br />5. Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department prior to issuance of a building permit by the Department of Planning and <br />Development. It shall be the applicants responsibility to obtain those approvals in written form <br />ã <br />in a timely manner prior to issuance of the building permit. <br />6. A detailed construction traffic control and parking plan should be submitted to the Director of <br />Planning and Development and the Director of Public Works for approval. Said plan shall set <br />forth details pertaining to worker parking during all phases of the proposed construction. It shall <br />further detail solutions to public property maintenance issues such as street cleaning and traffic <br />diversion. Said plan shall be finalized prior to the issuance of a building permit. It shall be the <br />applicants responsibility to obtain those approvals in written form in a timely manner prior to <br />ã <br />issuance of the building permit. <br />7. Building, mechanical and electrical equipment should be screened per Sections 34-60.3 of the <br />Zoning Code. Said plans shall be finalized prior to the issuance of a building permit. <br />8. Ingress and egress curb-cuts shall be as approved by the City Public Works Department prior to <br />issuance of the building permit.
