Sand- <br />berg said their projected volume would, in the department store side of <br />it, run around $10 1/2 million and in the grocery store around $5 million <br />for the first year. Mr. Guidera said they estimate their cost of land <br />and improvements at being somewhere in the vicinity of $3,500,000. <br /> <br />Hr. Alfred Nelson, administrative architect for the Dayton Corporation, <br />was the next speaker. Elaborating, t~. Nelsq~descrJ~ed details of the <br />proposed building, its design, etc. referring to large drawings to <br />illustrate his points -- how the building relates to adjacent properties, <br />how it is proposed to screen it and to develop the property. The build- <br />ing will be brick on all four sides; they propose to use Stuart ?Iertz, <br />landscape architect ;o develop the total landscaping in conformance to <br />the requirements of the City - the parking has been kept out toward Olive <br />Boulevard - the exits and entrances would be totally off of Olive. He <br />said traffic studies have been made by competent engineers in the St. <br />Louis area who are also associated with a nationally kn~.m firm of con- <br />sulting traffic engineers and they have been working closely with the <br />Highway Department, and it is his understanding they have come to a <br />reasonable and satisfactory agreement at this time. He said there will <br />be no gas station in connection with this particular store and they will <br />not ask for one. He described the parking lot lighting. <br /> <br />In response to a question by l~yor Kaufman as to what volume of traffic <br />will be generated by this establishment, Hr. lielson pointed out that <br />Olive Boulevard would be used not necessarily at the peak hours when <br />traffic is generated on that street, but the off peak hours is when <br />their stores have their peak hours. He said he believes they have seven <br />cars for every 1000 square feet - they proposed 1126 parking spaces - <br />at the peak hour volumes on Olive will be between 1800 and 2000 vehicles <br />per hour - 60 trips per 1000 square feet of shopping area can be ex- <br />pected to be generated, consisting of 30 entering and 30 leaving, per <br />hour. <br /> <br />Mr. Nelson answered numerous questions propounded by members of the <br />Council. He said he has been advised by the Highway Department that at <br />some point they have plans for automating the signal at 81st Street <br />and one down the line, but there would be no signals at any of their <br />entrances. This, he said, would tend to give people an opportunity to <br />make left turns into the store; in the traffic study report there are <br />plans for left turn lanes. <br /> <br />Answering further inquiries, Mr. Sandberg said as far as truck deliveries <br />are concerned, they would be from about 8:00 A.lf. to 11:30 A.M. - they <br />do not have any night deliveries. The store hours lionday thru Friday <br />would be from 9:30 A.li. to 10:00 P.M. and on Saturday from 9:00 A.M. to <br />6:00 P.M. - for all departments. The car service operation was explained. <br />~. Sandberg said they carry the same merchandise in all stores. The <br />grocery, lessee is Applebaum's Food Markets Inc. of Saint Paul, Minn. <br /> <br />Councilman Werner asked whether their company would put up a store if <br />the Council excluded food (grocery items), whereupon lir.
