'!his site Plan Approval shall becc:ma null and void if a building permit <br />is not obtained and construction camnenced within 12 lOOnths of the date <br />of this approval unless an extension of time is granted by the City ColU1- <br />cil. <br />7. '!be existing wood frane building on Lots 16 and 17 shall be demolished <br />and removed fram the site and the parkin:J lot completed, including pav- <br />ing, striping, and landscaping, no later than December 14, 1994. Failure <br />to complete all work by the stated date will constitute a violation of <br />the Zoning Code as provided by Section 34-69.4 of the Code. No time ex- <br />tensions will be granted. <br />8. '!be new building on the western part of the site shall match the new <br />building on the eastern part of the site in height, construction, materi- <br />als, and colors. <br /> <br />Mr. Adams arrived at this time (7:50 p.m.). <br /> <br />Mr. David Hamilton, 101 S. Hanley, attOl:ney for Princeton ManUfacturing, came <br />forward. Mayor Majerus said one concern is the length of time it will take <br />to finish this project and the way the property looks in the interim. Mr. <br />Hamilton said it was possible a year may be needed to liquidate other proper- <br />ty in order to generate funds needed to finish the project, but he understood <br />the way the property looks now is undesirable fram the City's point of view. <br />He offered to discuss this with the owner, but said he didn't want to see re- <br />quirements imposed that could not be met because of inability to raise funds. <br />He displayed drawings which demonstrated how the project would be completed. <br />He agreed that the staff reconunendations were reasonable and feasible. <br /> <br />Mrs. Schuman asked about Mr. Goldman's suggestion to build the new addition <br />at the front of the lot, with parkin:J at the rear and a driveway fram Olive <br />on the west side, in order that necessary operations in the frane building <br />could continue during construction. Mr. Hamilton said that was a possibili- <br />ty, and he proPOSed that Princeton work with the planning staff to fonnulate <br />a reasonable accommodation to help the City, and allow his client continue to <br />operate during construction. <br /> <br />Mr. Ollendorff asked if there was any objection to adding a condition speci- <br />fying that an interim facade plan acceptable to the staff would be develoPed <br />within 30 to 60 days. Mr. Hamilton said that would be acceptable. <br /> <br />Mr. Alex Feldman, 1233 Backer, said the block on which Princeton is located <br />is irrproving nicely, and the proposed project will help things along. <br /> <br />Mr. Schoomer moved approval of the one year extension, including the condi- <br />tions listed, and the one suggested by Mr. Ollendorff but allowing 90 days. <br />Mrs. '!borrpson seconded the motion, which carried unanimously. <br /> <br />*Mr. Price arrived at this time (7: 59 p.m.) . <br />
