International District [Along Olive Blvd from North and South to <br />1-170] <br /> <br />Creation of an International District (between 1-170 and North & <br />South St.) <br /> <br />Analysis <br /> <br />. Olive Street (Area between North & South to Hwy 170) has been rapidly <br />developing into an "Asian American" business district over the last 10 <br />years. <br /> <br />. While properties are being purchased and redeveloped by a lot of Asian <br />Americans, their development effort are not coordinated and there is no <br />clear vision/policy to channel these entrepreneurships into a more <br />cohesive, well-planned redevelopment effort. <br /> <br />. Without proper guidance and assistance, this area will turn into a business <br />district that is attractive to Asian Americans, but not necessarily of interest <br />to the general public. <br /> <br />Recommendation <br /> <br />The City Council should take advantage of this window of opportunity to <br />work with various business owners to explore the possibilities of turning this <br />area into an upscale, tourist friendly "International District", where not only <br />Asian American but also other ethnic groups and the general public would feel <br />comfortable and enjoy patronizing this area. <br /> <br />If these development interests are steered correctly and timely, U City can <br />ensure current renovation projects, which may last through the next 30 years, <br />will meet U. City future development vision. We will have the possibility of <br />turning this area into another crown jewel of University City, like Delmar <br />Loop, where its unique international flavors would be a major tourist <br />attraction throughout the Greater St. Louis area. Therefore creating more <br />jobs, sales tax, increase property value, and attract more residents for U. City. <br /> <br />Action Items <br /> <br />1. Develop a Long Term Vision For This Area, such as: <br />. Combine smaller sites into larger development sites to establish a <br />more cohesive appearance. <br />. Expand side walks to make them more pedestrian friendly <br />. Build scattered public parking lots to serve several free standing <br />buildings encouraging shoppers to park and walk in the area. <br /> <br />9 <br />
