<br />f<.rC:>03L~osk <br /> <br />RESOLUTION <br /> <br />The matter of the preliminary development plan for 8041 Olive, 8081 Olive and <br />1214 Hafner, in the City of University City, Missouri, was considered. <br /> <br />~fter a review and general discussion of the matter, Councilmember <br />\ ^ ~ offered the following resolution and moved its adoption. <br />V "- <br /> <br />BE IT RESOLVED: That the Council of the City of University City, Missouri, <br />finds and declares as follows: <br /> <br />1. Section 34-40.14.2 of the University City Municipal Code requires that a <br />preliminary development plan be approved simultaneously with the <br />adoption of an ordinance rezoning a site to Planned Development-Mixed <br />Use ("PD-M"). <br /> <br />2. The preliminary development plan for 8041 Olive, 8081 Olive and 1214 <br />Hafuer, known as "Addition To Olive Farmer's Market", is hereby <br />approved. See Prelimin~ Development Plan Application P040039/40; <br />and Ordinance No. (o~::>~ rezoning the property to PD-M. <br /> <br />3. The following land uses and developments may be permitted in the PD-M <br />district, subject to approval of a final development plan: All permitted <br />uses and/or conditional uses as set forth in the General Commercial <br />District (conditional uses will require a conditional use permit as set forth <br />in Article 11 of the Zoning Code) and Dwellings, garden. The following <br />conditions shall be in the final development plan: <br /> <br />1. The building and property shall be developed, <br />constructed and maintained in compliance with the <br />plans submitted with the approved application. The <br />height and mass shall be restricted to that shown on <br />the application plans. <br />2. A detailed landscaping plan shall be submitted to <br />the Director of Planning for approval, in <br />conjunction with a review by the City Forester. <br />Landscaping shall be installed and maintained in <br />accordance with the approved plan. The applicants <br />shall agree to participate in the Olive Street <br />Enhancement program and a specific plan detailing <br />that involvement shall be approved by the Director <br />of Public Works and said approved plan shall be <br />submitted with the final development plan <br />application. Said landscaping plan shall be <br />finalized prior to the first residential or commercial <br />occupancy permit being approved for the addition. <br /> <br />~ <br />
