<br />3. Lighting of all exterior areas shall comply with the <br />requirements of Section 34-93.7 of the Zoning <br />Code, and shall be designed to be compatible with <br />surrounding areas by shading to direct light <br />downward and away from abutting uses. <br />4. Drainage and grading arrangements shall be <br />approved by MSD and the City Public Works <br />Department. Said approvals shall be granted prior <br />to the issuance of the building permit and it shall be <br />incumbent upon the applicant to secure said <br />approvals prior to applying for said building permit. <br />5. A detailed construction traffic control and parking <br />plan should be submitted to the Director of Planning <br />for approval. Said plan shall set forth details <br />pertaining to worker and resident parking during all <br />phases of the proposed construction. It shall further <br />detail solutions to public property maintenance <br />issues such as street cleaning and traffic diversion. <br />Said plan shall be finalized prior to the issuance of a <br />building permit. <br />6. Approval of this application is contingent upon the <br />approval of the proposed text amendments to <br />Section 34-40 of the University City Zoning Code <br />that will allow mixed use developments in the <br />APD@ - Planned Development District. <br />7. An increase in site coverage shall be permitted per <br />Section 34-40.7(4)(b) of the Zoning Code. <br />8. Parking requirements shall be reduced from 180 to <br />170 spaces. <br />9. In order to insure parking requirements are to be <br />met with the above stated reduction, the building <br />located at 8081 Olive shall not be used for <br />restaurant purposes. <br />10. A decorative fence or wall shall be established <br />along the east property line, subject to the approval <br />of the City, in order to discourage patrons of the <br />development from parking at the property to the <br />east. <br />11. If the egress onto to Hafner is to remain in the final <br />development plans, a traffic study shall be <br />performed to demonstrate that the increased traffic <br />from the development will not be detrimental to the <br />existing traffic circulation in the area. Otherwise, <br />the Hafner entrance shall not be permitted. <br /> <br />2 <br />
