<br />. <br /> <br />. <br /> <br />Plan Commission <br />Minutes - May 22, 1985 <br />Page 2 <br /> <br />CONDITIONAL USE HEARING: 6900 DELMAR <br /> <br />Mr. William L. Obrock, the applicant, explained the project consisted <br />of converting the former Church of the Assumption to office use and <br />presented a revised site plan which deletes the seven spaces to the <br />north of the building and substitutes parking along the east side of <br />Trinity Avenue. He stated that this arrangement would require that a <br />portion of Trinity be vacated by the city. <br /> <br />Mr. Goldman gave a staff report to the commission in which he <br />recommended approval subject to the following conditions: <br /> <br />1. No parking area shall be developed in the portion of the lot <br />north of the building. <br />2. A complete landscaping plan shall be submitted to the Planning <br />Director for review and approval; and all landscaping shall be <br />installed and maintained in accordance with such approved <br />plans. <br />3. Signs shall be limited to one free-standing identification <br />sign, institutional in character and not exceeding 25 square <br />feet in gross sign area and 48 inches in height above grade. <br />The design shall be subject to the approval of the Planning <br />Director. <br />4. In all other respects the development shall be constructed and <br />maintained in substantial compliance with plans submitted as <br />part of the application. <br />5. Building permits shall not be issued until construction <br />drawings are reviewed and approved by the Historic <br />Preservation Commission. <br /> <br />Chairman Hamilton then read a letter from Judy Little, a member of the <br />Historic Preservation Commission, dated May 22, in which she raised a <br />number of reservations about the parking along Trinity recommending <br />that the revised plan be sent back to the Historic Preservation <br />Commission for their review; perhaps even calling a special meeting if <br />time becomes a problem. Discussion followed and Mr. Rice asked Mr. <br />Goldman why he was recommending 23 spaces when the normal requirements <br />of the zoning code for such a bUilding would be 35 spaces. Mr. Goldman <br />replied that this is an existing building with limited possibilities <br />for accommodating parking on-site; and since the zoning code allows a <br />reduced parking ratio for office space in high rise buildings, it is <br />not unreasonable to apply the same standard to this building. Chairman <br />Hamilton asked if any members of the public wished to be heard on this <br />matter. No one came forward and the public hearing was closed. Mr. <br />Rice moved that the matter be tabled to allow time for the Traffic <br />Commission and Historic Preservation Commission to consider the matter. <br />The motion died for lack of a second. <br />
