<br />. <br /> <br />. <br /> <br />Plan Commission <br />Minutes - May 22, 1985 <br />Page 3 <br /> <br />After further discussion, Mr. McCauley moved that the Plan Commission <br />recommend approval of the application based on the plans that were <br />delivered to the commission prior to the meeting, not the revised plans <br />presented at the meeting; subject to the following conditions: <br /> <br />1. The parking arrangement is to be reviewed in six months by the <br />Plan Commission and no grading, excavation or other <br />construction work shall be started on the parking before the <br />Plan Commission review is completed and the City Council has <br />given approval. <br />2. A complete landscaping plan shall be submitted to the Planning <br />Director for review and approval; and all landscaping shall be <br />installed and maintained in accordance with such approved <br />plans. <br />3. Signs shall be limited to one free-standing identification <br />sign, institutional in character and not exceeding 25 square <br />feet in gross sign area and 48 inches in height above grade. <br />The design shall be subject to the approval of the Planning <br />Director. <br />4. In all other respects the development shall be constructed and <br />maintained in substantial conformance with the plans dated <br />May 6, 1985 and submitted as part of this application. <br />5. No building permits shall be issued until construction <br />drawings are reviewed and approved by the Historic <br />Preservation Commission. <br /> <br />The motion was seconded by Mr. Kennedy. Mr. Rice spoke against the <br />motion stating that parking on Trinity is preferable to parking in <br />front of the building. The motion passed by a vote of 5-1. Chairman <br />Hamilton directed that the parking plans be sent to the Traffic <br />Commission and Historic Preservation Commission for their review and <br />comments. <br /> <br />CHAPTER 353 REDEVELOPMENT PLAN FOR 6900 DELMAR <br /> <br />Mr. William Obrock, speaking in behalf of the Trinity Delmar <br />Redevelopment Corporation, presented a redevelopment plan for the <br />Trinity/Delmar Redevelopment Area, 6900 Delmar, under Chapter 353. He <br />asked the Plan Commission to again make a finding that the area is <br />blighted and to recommend approval of his plan to the City Council. <br />After review and discussion by the Plan Commission members, Mr. <br />McCauley moved that the Plan Commission make a determination that the <br />following conditions exist: <br /> <br />A. The subject area was blighted under Ordinance No. 5419 on <br />February 27, 1984 and these conditions still exist today. <br />
