.

.

Plan Commission
Minutes - May 22, 1985
Page 4

B. The plan submitted by Trinity Delmar Redevelopment Corporation
dated May 2, 1985 contains all items required by Ordinance No.
5085.
C. The redevelopment plan is in the public interest.
D. Public facilities will be adequate at the time the development
project is completed.
E. There are no zoning ordinance or zoning map changes needed,
necessary or desirable for the redevelopment area.
F. It is not necessary to acquire any real property in the area
by eminent domain.
G. The size of the area proposed will allow a practical and
satisfactory development.
H. The developer will include in its plan an appropriate equal
opportunity and non-discrimination guideline.

Mr. Washington seconded the motion which passed by a vote of 6-0.

Ms Schuman moved that the Plan Commission recommend approval of the
redevelopment plan for the Trinity/Delmar Redevelopment Area, 6900
Delmar, under Chapter 353 as submitted by the Trinity Delmar
Redevelopment Corporation dated May 2, 1985. Mr. McCauley seconded the
motion. After a brief discussion of the alternative parking plans, Mr.
Rice moved that the motion be amended by adding a provision that the
approved plan is to be consistent with the plan finally approved by the
City Council under the application for the conditional use permit. The
motion was seconded by Mr. Kennedy and passed by a vote of 6-0. The
amended motion to approve the redevelopment plan was then voted upon
and passed by a vote of 6-0.

HISTORIC DISTRICT DESIGNATION OF SUTTER-MEYER HOUSE. 6826 CHAMBERLAIN

The Plan Commission reviewed the application for the historic district
designation for the Sutter-Meyer house, 6826 Chamberlain Court,
submitted by the Historic Preservation Commission and dated May 8,
1985. In the discussion, members of the Plan Commission raised
questions as to whether a building permit could be required for such
activities as painting and indicated that the wording of the suggested
regulations should be improved to provide greater clarity. Mr. Kennedy
moved that the Plan Commission recommend approval of the application.
Mr. McCauley asked Mr. Kennedy to consider modifying his motion to
include the recommendation that the language of the proposed ordinance
be improved. This was incorporated into the motion by Mr. Kennedy and
seconded by Ms Schuman. The motion passed by a vote of 6-0.
