<br />e <br /> <br />e <br /> <br />e <br /> <br />Minutes - Plan Commission <br />Page 4 <br />November 20, 1985 <br /> <br />Chairman Hamilton asked Mr. Wall about the elevation of the proposed hotel <br />He was concerned about the way the side and rear of the hotel would look <br />since the parcel of land at 500 North and South was on an uphill grade. <br />Mr. Wall assured Chairman Hamilton that the building would be properly <br />landscaped around the foundation. Chairman Hamilton also expressed his <br />concern about the potential traffic demands on North and South. Mr. Londe <br />responded that the coffee shop planned for the ground floor of the hotel <br />would be designed to handle residents only and would not generate extra <br />traffic on North and South. As regards the surrounding property, Mr. <br />Londe also expressed his opinion that the existence of the residence hotel <br />at 500 North and South would increase the value of adjacent property. <br /> <br />Mr. Rice congratulated Mr. Londe and Mr. Wall on the handsome <br />architectural design for the proposed project. He asked Mr. Wall if <br />parking for the project would be visible from the street. Mr. Wall <br />responded that parking was planned on the ground level behind a four foot <br />wall and also on a basement level. The parking for the project would be <br />open to the elements but would be closed from view. <br /> <br />Council Liaison Schoomer stated that the issue presently before the <br />commission was whether rezoning the property itself was appropriate. He <br />suggested to Hr. Londe that as the time grew closer to the public hearing <br />on the rezoning request, that he meet with some of the neighbors of the <br />property at 500 North and South. Ms Cook and Ms Schuman agreed that this <br />was a good suggestion and expressed their concern that the people who live <br />in the area would want to know about the proposed project and be assured <br />that it was well planned and that it would be of benefit to the <br />neighborhood. <br /> <br />Ms Cook asked about the possibility of delaying the project until the <br />regulations for the "SD"-Special Development District were approved. She <br />was also concerned about the future use of the building should the <br />resident hotel idea not work out. She felt that the only other possible <br />use of the building would be as apartments and was concerned about the <br />incompatibility of uses in the neighborhood. Mr. Londe assured her that <br />he had the financing necessary to complete the project and estimated the <br />cost of each of the 30 units in the building at $70,000. Therefore, in <br />the event that the hotel be converted to apartments, they would be of a <br />very high quality. <br /> <br />Mr. McCauley suggested that the project and the proposal for the Special <br />Development District be processed simultaneously. Mr. Rice believed that <br />rezoning the property to "GC" was appropriate at present and <br />classification of the parcel could be changed to that of the Special <br />Development District once the regulations were approved. <br />
