<br />e <br /> <br />e <br /> <br />e <br /> <br />Minutes - Plan Commission <br />Page 7 <br />December 18, 1985 <br /> <br />After further discussion concerning the aesthetics and general plans for <br />the project, Mr. Kennedy made a motion to approve the application for a <br />conditional use permit with the following amended conditions: <br /> <br />1. Agreement is reached between the developer and the city for direct <br />vehicular access to Delmar from the site via a public street. <br /> <br />2. A total of 72,500 square feet of commonly usable residential open <br />space (as defined and regulated in the zoning code) is provided. <br /> <br />3. Buildings are set back at least 15 feet from driveways and parking <br />areas, except that the setback can be reduced to 10 feet for portions of <br />buildings not containing living quarters. <br /> <br />4. A 15 to 20 foot wide densely landscaped yard is provided between the <br />retaining wall along the property at 8637 West Kingsbury and the sidewalk. <br /> <br />5. An area large enough to park 30 cars is set aside for construction of <br />a parking lot if assisted apartments are converted to nursing rooms. <br /> <br />6. The portion of the building that parallels the property at 8636 West <br />Kingsbury is set back at least 40 feet from the west property line and a <br />dense screen of landscape material at least 20 feet wide is installed <br />along this property line. <br /> <br />7. A detailed landscaping plan is submitted to and approved by the <br />Planning Director and landscaping is installed and maintained in general <br />conformity to the approved plan. <br /> <br />8. Walking paths around the perimeter and outdoor active recreational <br />facilities are provided and are included in the landscaping plan. <br /> <br />9. Construction is in general conformity with appearance shown in sketch <br />on cover sheet; including generous use of balconies, recessed and <br />projecting wall surfaces, steep pitched roof, approximately 30 percent <br />brick exterior walls and arch-in-gable design motif. <br /> <br />10. All driveways and parking areas are edged with portland cement concrete <br />curbs. <br /> <br />11. Guard houses are of permanent construction matching the main <br />buildings. <br /> <br />12. Exterior mechanical equipment is effectively screened. <br />
