<br />. <br /> <br />. <br /> <br />Minutes - Plan Commission <br />Page 5 <br />April 22, 1987 <br /> <br />Mr. Kendall moved that the Commission table the Conditional Use Permit <br />application pending a meeting between planning staff and Mr. McDaniel <br />regarding conditions of operation for the ice cream parlor. Mr. McCauley <br />seconded the motion which passed by a vote of 4-0. <br /> <br />REQUEST TO SUBDIVIDE PROPERTY LOCATED AT THE NORTHEAST CORNER OF OLIVE <br />BOULEVARD AND HAFNER PLACE <br /> <br />Mr. Larry Wurm of James Engineering and Survey Company stated that he had <br />submitted the proposed subdivision plat for property located at Olive <br />Boulevard and Hafner Place for Plan Commission and City Council approval. He <br />stated that he was representing the Volume Shoe Company dba Payless Shoe Source <br />in order for that company to use the subdivided property for development of a <br />new retail store. Mr. Wurm did not, however, have a site plan depicting the <br />ultimate use or layout of the project. <br /> <br />Chairman Hamilton expressed his concern at the vast amount of paving and <br />curbing that already covered this site. The property, he understood, was <br />being subdivided off by Benchcraft, Inc. at 8051 Olive Boulevard. Mr. Wurm <br />stated that this subdivision was simply an imaginary line with a possible <br />cross-access easement between the two properties. Mr. Goldman stated that the <br />proposed lot met the minimum lot size required under the "GC"-General <br />Commercial District regulations of the Zoning Code and that the proposed use <br />as a retail shoe store was a permitted use in that district. <br /> <br />Mr. McCauley moved that the Plan Commission approve the subdivision of the <br />property at the northeast corner of Olive Boulevard and Hafner Place in <br />accordance with the subdivision plat submitted to the Commission and dated <br />April 15, 1987. Mr. Kendall seconded the motion which passed by a vote of <br />4-0. <br /> <br />OTHER BUSINESS <br /> <br />Mr. Adams, City Council Liaison to the Plan Commission, reported that the <br />Council had reconsidered the Conditional Use Permit application of ATEC, <br />Liquidations, Inc. at its last City Council meeting and had approved the <br />permit subject to several conditions regarding landscaping, screening and <br />parking of vehicles. He also stated that the Council had approved a Site Plan <br />Review application for the non-retail use of a portion of the first floor at <br />6665 Delmar Boulevard for a counseling center for the YWCA. <br /> <br />ADJOURNMENT <br /> <br />The meeting adjourned at 9:35 p.m. <br />
