Mr. RufKahr stated that this property, currently zoned <br />"MR"-Medium Density Residential, had originally been platted for developing <br />the Lionsgate Condominiums. He introduced Mr. Jim Hall of Hall, Halsey, and <br />Wind, a planning and engineering firm, to detail the proposed subdivision <br />and site improvements. Mr. Hall presented a preliminary subdivision plat <br />which outlined the development of seven detached single family residences on <br />the southern portion of the original Lionsgate Condominium property. He <br />stated that the proposed sale price of each home would be approximately <br />$135,000 to $200,000. He outlined various alternatives for access to the <br />site which would ultimately be decided upon by the Traffic Commission and <br />Plan Commission through the subdivision approval process. <br /> <br />Chairman McCauley called on Mr. Goldman to present the Planning Department <br />report on the proposal. Mr. Goldman had stated that there was some question <br />as to the preliminary plat which depicted a street 26 feet wide. Mr. Hall <br />responded that the pavement of the proposed street for the new subdivision <br />would be 26 feet wide, however the right-of-way set aside would cover a <br />width of 50 feet - a requirement of the University City Subdivision <br />Ordinance. Mr. Goldman stated that he had no objection to rezoning the <br />tract to single family residential. <br /> <br />Ms. Kreishman asked about the proximity of the existing Lionsgate <br />Condominiums. Mr. Rufkahr responded that the existing condominium buildings <br />were no closer than 97 feet to the proposed property line since the 97 foot <br />distance was currently owned by the Lionsgate Condominiums and covered by <br />its condominium indentures. Mr. Marsh stated that he would abstain from the <br />vote on this application since, in his business, he had previously dealt <br />with the Rufkahr Land Development Company. <br /> <br />After further discussion, Mr. Kendall moved that the Plan Commission <br />recommend that the 1.6 acre tract on the west side of North and South Road <br />at the eastern terminus of Balson Avenue be rezoned from "MR"-Medium Density <br />Residential to "SR"-Single Family Residential. Mr. Safe seconded the motion <br />which passed by a vote of 5-0 with one abstention. <br /> <br />REQUEST TO SUBDIVIDE PROPERTY AT 8684 OLIVE BOULEVARD (BEYER'S LUMBER <br />COMPANY PROPERTY) <br /> <br />Chairman McCauley called on Mr. Ed Manion to present the proposal to <br />subdivide the Beyer's Lumber Company property. Mr. Manion stated that he <br />represented Manion-Stude Realtors which had a contract to purchase the <br />Beyer's Lumber Company property at 8684 Olive Boulevard. He stated that the <br />property was to be subdivided into seven lots. The Beyer's Lumber Company <br />would lease Lots 3 and 6 for its business and storage. Lot 7 was already <br />separately owned by the WMC Partnership. Lot 1 was currently occupied by <br />American Olean Tile Company and Manion-Stude would eventially propose to <br />build a new building on Lot 2. <br />
