<br />. <br /> <br />. <br /> <br />Minutes - Plan Commission <br />Page 4 <br />February 24, 1988 <br /> <br />APPLICATION FOR CONDITIONAL USE PERMIT #259, ZERTHUN MINALE. 7299 OLIVE BOULEVARD <br /> <br />Chairman McCauley noted that at its regular meeting on Wednesday, January 27, <br />1988, the Plan Commission had conducted a public hearing on an application for a <br />Conditional Use Permit by Ms. Zerthun Minale in order to allow the premises at <br />7299 Olive Boulevard to be used as a carry-out restaurant. At that meeting the <br />Commission had voted to table the application until the applicant could submit a <br />plan and written proposal detailing the items she planned to sellon the <br />premises. Mr. Darwin Portman, attorney for Ms. Minale, stated that he and his <br />client had met with Mr. Goldman and Ms. Elwood to review the food items Ms. <br />Minale proposes to serve on the premises. Ms. Minale proposes to serve coffees, <br />teas and European style pastries, both for consumption on the premises and for <br />carry-out. Pastries would not be prepared on the premises, but would be <br />purchased from European bakeries around the area. Full meals or main dishes <br />would not be served at any time nor would hot dogs, sandwiches or pizza. Mr. <br />Portman stated that the existing gift shop would continue to operate and the two <br />operations would be designed to complement each other to create a quality, <br />gallery-type image. He stated that Ms. Minale is a tenant under a one-year lease <br />of the premises and that she has the landlord's permission for this use. <br /> <br />Mr. Marsh and other Commission members indicated that they approved of the menu <br />outlined by the applicant which, they felt, would limit congestion on the site. <br />After further discussion, Mr. Marsh moved that the Commission recommend approval <br />of the application for a Conditional Use Permit subject to the following <br />conditions: <br /> <br />1. Menu items served to customers shall be limited to those set forth in the <br />Conditional Use Application. <br />2. The operator shall regularly police the area adjacent to the restaurant/gift <br />store to remove litter and debris. <br /> <br />Mr. Rice seconded the motion which passed by a vote of 7-0. <br /> <br />APPLICATION FOR CONDITIONAL USE PERMIT #263. CLARENCE E. CHAMBERS DBA CHAMBERS <br />ENTERPRISES. 7801 OLIVE BOULEVARD <br /> <br />Chairman McCauley stated that the Plan Commission had scheduled a public hearing <br />on a Conditional Use application by Clarence E. Chambers dba Chambers Enterprises <br />in order to allow the premises at 7801 Olive Boulevard to be used as a motor <br />vehicle sales facility. Mr. McCauley called on the applicant to present <br />information on the proposed use. Ms. Countess Price spoke for Mr. Chambers and <br />reviewed for Commission members a proposal for the sale of high caliber, special <br />model vehicles which Chambers Enterprises proposed to broker at the Olive <br />Boulevard location. She explained that Chambers Enterprises would not be a <br />dealership or a used car lot, but rather a brokerage service for the sale or <br />lease of specialty vehicles to specific clients. She indicated that a maximum of <br />five cars would be kept on the premises at anyone time. Two cars could be kept <br />in the garage on the northern portion of the site and three cars could be parked <br />near the garage, if need be, for display or pickup.
