<br />. <br /> <br />. <br /> <br />Minutes - Plan Commission <br />Page 3 <br />July 27, 1988 <br /> <br />Mr. Bill Dahlin, President of the Benchcraft Corporation at 8041 Olive <br />Boulevard, requested to speak during the public hearing. He stated that he <br />was pleased that a professional merchandiser such as Grandpa Pidgeon's planned <br />to locate on Olive Boulevard and hoped that the new store would be permitted <br />adequate signage in order to ensure its success. Mr. Dahlin stated that he <br />approved of the recommendation for a ground mounted sian for Grandpa's. <br /> <br />After further discussion, Mr. Safe moved that the Plan Commission recommend <br />approval of the application for amendment of Conditional Use Permit #142 by <br />the Gramex Corporation, subject to the follOWing conditions: <br /> <br />1. The freestanding sign shall be classified as a shopping center sign and <br />shall be limited in height to 10 feet and a gross sign area to 80 square <br />feet. <br /> <br />2. Identification signs for business and institutional occupants shall be <br />limited to wall signs which comply with the provisions of the Zoning Code. <br />Changes to such wall signs shall not require further amendments to the <br />Conditional Use Permit provided they comply with the provisions of the <br />Zoning Code. <br /> <br />3. All fencing and plant material on the premises shall be maintained in <br />first-class condition with plant material replaced as needed to maintain <br />the intent of the original planting plan. <br /> <br />4. The premises shall be kept in a clean, neat and orderly condition at all <br />times. <br /> <br />Mr. Washington seconded the motion. Chairman McCauley called for discussion <br />on the motion. Mr. Rice clarified that the proposed freestanding sign would <br />be limited to an overall height of 10 feet and an area not to exceed 80 square <br />feet. The business would then be permitted two signs, one freestanding and <br />one bUilding sign. Chairman McCauley ascertained that Mr. Rudolph was <br />previously informed of all conditions proposed by the Planning Director. <br />Chairman McCauley called for a vote on the motion which passed by a vote of <br />6-0. <br /> <br />DISCUSSION OF FUTURE DEVELOPMENT IN AREA NORTH OF CLAYTON BUSINESS DISTRICT <br /> <br />Chairman McCauley called on Mr. Paul Londe who had requested Plan Commission <br />clarification of the Commission's designation of the area between Delmar <br />Boulevard, the south city limits, Hanley Road and North and South Road as an <br />area subject to redevelopment proposals and a development target area. (1986 <br />Comprehensive Plan, City of University City, Missouri; pp 36, 40). Mr. Londe <br />introduced himself as a resident of University City at 9 Hob Hill Lane. He <br />introduced Mr. Dick Macias with the architectural firm of Hellmuth, Obata & <br />Kassabaum, Inc., who would take part in the discussion. Mr. Londe reviewed <br />for Commission members his unrealized development efforts within this <br />designated area which had consisted of a residential hotel and an apartment <br />building on three previously single family lots at 500 North and South Road. <br />Since these original proposals, Mr. Londe has assembled three more adjoining <br />lots for a future project. Mr. Londe stated his opinion, shared by Mr. Macias <br />and his firm, that in order to interest high quality and unified development <br />
