<br />. <br /> <br />. <br /> <br />PLAN COMMISSION <br /> <br />Minutes <br /> <br />March 22, 1989 <br /> <br />The City Plan Commission held its regular meeting in the Emergency Operations Center <br />of City Hall on Wednesday, March 22, 1989, convening at 7:34 p.m. with Chairman <br />Matthew P. Washington <br /> <br />VOTING MEMBERS ABSENT <br /> <br />Stephen Marsh (excused) <br /> <br />Councilmembers Present: Robert Wagner, Council Liaison. <br /> <br />Staff Present: Al Goldman, Director of Planning; Sarah Elwood, Zoning Administrator. <br /> <br />APPROVAL OF MINUTES <br /> <br />Mr. Kendall moved that the minutes of the February 22, 1989, meeting be approved as <br />corrected. Ms. Kreishman seconded the motion which passed by a vote of 5-0. <br /> <br />Mr. Rice arrived at 7:40 p.m. <br /> <br />REQUEST FOR SUBDIVISION OF 6.4 ACRE PARCEL AT 1301 PARTRIDGE AVENUE; "UNIVERSITY <br />FOREST ADDITION"-RECORD PLAT <br /> <br />Chairman McCauley stated that James Engineering & Surveying Co., Inc. had submitted a <br />request to subdivide the property at 1301 Partridge Avenue. Mr. Larry Wurm of James <br />Surveying asked to address the Commission and explained that, on behalf of the <br />University Forest Nursing Care Center, Inc., he proposed subdivision of the 6.4 acre <br />parcel. One of the principals of the corporation, Mr. Robert Salter, also asked <br />permission to address the Commission and explained that a new nursing home, as <br />previously approved by the Plan Commission and City Council, would be built on Lot "B" <br />(4.327 acres) with frontage on Partridge Avenue. Lot "A" (2.077 acres) would be set <br />aside and used as additional collateral for bonds to finance the project. <br /> <br />Chairman McCauley called on Sarah Elwood, Zoning Administrator, to outline the <br />requirements for this subdivision proposal. Ms. Elwood responded that the two parcels <br />each meet the minimum lot area requirement for the "PA"-Public Activity zoning <br />district. As proposed, the record plat also meets the requirements of the city's <br />Subdivision Ordinance. She explained that proposed Lot "B" contains all of the <br />existing improvements and will contain all improvements proposed under Conditional Use <br />Permit #265A, with the exception of the perimeter fencing as required by University <br />City under that Permit.
