.

.

Minutes - Plan Commission
Page 6
March 22, 1989

18. Olive Boulevard

181.2 acres

"GC"

various

retail,
service, office or
warehousing

And finally, Mr. Rice suggested that the following proposed amendment read:

Page 40, add the following:

The area on both sides of Olive Boulevard is owned by numerous owners of small lots,
with a number of vacant or deteriorating bUildings. Off-street parking is scarce and
pedestrian traffic is endangered due to the lack of sidewalks and numerous curbcuts.
The lack of trees and green space contributes to the unattractiveness of this area.
The City should encourage development of new retail, service, office or light
warehousing uses as appropriate in this area. The depth of lots along Olive Boulevard
may need to be increased to provide adequate parking, building setbacks, pedestrian
sidewalks and landscaping along Olive, as well as provide suitable buffers between
these developments and the adjacent residential areas. Moreover, the City should work
with developers to encourage the assemblage of parcels large enough to build projects
of the type the City hopes to attract to the area.

After a brief discussion, Mr. Rice moved that the Plan Commission adopt the foregoing
amendments to the 1986 Comprehensive Plan for the City of University City. Ms.
Kreishman seconded the motion which passed by a vote of 6-0. Chairman McCauley
indicated that the City Council would be reviewing these proposed amendments in the
near future.

OTHER BUSINESS

Mr. Wagner informed Commission members of the following actions taken by the City
Council:

1. Approval of a Site Plan Review for a new warehouse building for Rosco
Electric at 7015 Olive Boulevard, February 27, 1989.

2. Approval of Conditional Use Permit #273 for the Little Caesar's carry-out
restaurant at 8601 Olive Boulevard, March 13, 1989.

3.
