All activities involving minor motor vehicle repair and automobile washing shall take <br />place fully within the enclosed building. Vehicles shall be wiped dry in the area <br />immediately west of the building. <br /> <br />3. Wash water shall not be permitted to run on to adjacent property or rights-of-way. <br /> <br />4. All vehicles on the property shall be parked indoors or within properly marked stalls as <br />indicated on the site plan. <br /> <br />5. No vehicles shall be parked or stored outdoors overnight, and driveways shall be chained <br />closed during non-business hours. <br /> <br />6. Hours of operation shall be limited to 7 a.m. - 8 p.m., Monday through Saturday and <br />7 a.m. - 4 p.m. on Sunday. <br /> <br />7. The operator shall maintain the property's clean appearance with grass properly cut, with <br />litter and other debris removed. <br /> <br />The motion was seconded by Mr. Kendall and passed by a vote of 6 - O. <br /> <br />PUBLIC HEARING FOR CONDITIONAL USE #302 - MOTOR VEHICLE REPAIR <br />SERVICE. 6300 DELMAR <br /> <br />Chairperson Kreishman informed those present that the Plan Commission had scheduled the <br />public hearing on an application from Felix Feygelman represented by Harvey Feldman for a <br />Conditional Use Permit to allow a motor vehicle repair 6300 Delmar. The Chairperson outlined <br />the Commission's procedures and criteria for reviewing conditional use permits and called for <br />testimony from the applicant. <br /> <br />Harvey 1. Feldman, attorney for Mr. Feygelman stated that Mr. Feygelman took over the service <br />station at this location and wishes to operate a motor vehicle repair service. Mr. Feygelman has <br />improved the property by removing the underground tanks. He has invested about $30,000 in <br />the premises and hopes to buy it in the future. He stated that the applicant agrees with and will <br />perform all of the conditions recommended in the Staff Review. Resurfacing and blacktopping <br />the parking lot will be done in the spring as soon as weather permits. The sign removal and <br />the moving of the dumpsters to the rear of the lot will happen after the blacktopping is done. <br />The premises will be and have been kept clean. There will be no derelict vehicles because this <br />operation does not perform body work. All of the repairs are mechanical and done inside the <br />building. All spare parts and old tires are picked up and removed from the premises twice a <br />week. <br /> <br />m-1-22.plc <br />
