<br />. <br /> <br />. <br /> <br />PLAN COMMISSION <br />Minutes <br />June 23, 1993 <br /> <br />The Plan Commission held its regular meeting in the E.O.C. room located in the basement at <br />City Hall, 6801 Delmar Boulevard, University City, Missouri on June 23, 1993. The meeting <br />commenced at 7:35 p.m. with Vice Chairperson Ratner presiding. <br /> <br />V oting Members Present <br />Andrea Ratner, Vice Chairperson <br />Charles Foxworth <br />Carl Safe <br />Thomas E. Hill, Zoning Administrator <br /> <br />Hearing for Resubdivision (Condominium) of Lots 11, 12 and the East Half of Lot 13, <br />Block 1 Northmoor (7024 Forsyth) <br /> <br />Vice Chairperson Ratner informed those present that the Plan Commission had scheduled the <br />meeting on an application from Apartment Seventy Twenty Four, Inc. represented by Gary L. <br />Smith, 1248 Mimiosa Court, Foristell, MO 63348 for resubdivision (condominium) of Lots 11, <br />12 and the East Half of Lot 13, Block 1 Northmoor (7024 Forsyth). The Vice Chairperson <br />outlined the Commission's procedures and criteria for reviewing resubdivision applications and <br />called for testimony from the applicant. <br /> <br />Mr. Smith presented the Commission members with a copy of a proposed preliminary and final <br />plat surveys of the resubdivision. He explained that the corporation has owned the apartment <br />building for 30 - 40 years by four shareholders with undivided interests in the whole. They have <br />been sharing the common expenses and taxes. He explained that it would be financially <br />advantageous for the owners to subdivide the whole so each owner could have a divided interest. <br />He stated that he has read Mr. Goldman's comments on the staff review and is willing to comply <br />with all of them. He will update the plat to show all improvements on the site and he will <br />indicate that the areas outside the building are common areas. He will submit a copy of the by- <br />laws and condiminium declarations with this application and record it with the Recorder of <br />Deeds Office in order to respond to the other three comments. <br /> <br />Vice Chairperson Ratner asked Mr. Goldman to report on the staff review. Mr. Goldman stated <br />that the owners of the four-family dwelling at 7024 Forsyth have requested approval to subdivide <br />the property for condominium ownership. He has reviewed the plat and has the following <br />comments: 1) The site plan does not show all improvements on the site such as walks and patios, <br />nor does it indicate that the areas outside the building are common areas. 2) It looks like cross <br />
