In response to a <br />question about the requirement for fencing, Mr. Goldman replied that fencing was specifically <br />required by the Zoning Code only when a building or building addition is to be constructed. <br />Based on this response Mr. Cohn asked that he be allowed to omit the fencing on the north. <br /> <br />Ms. Kreishman asked if the neighbor to the west was agreeable to no fencing. Mr. Cohn stated <br />that the project would eventually include fencing the west portion of the property. Ms. <br />Kreishman stated that parking should be moved back from the north portion of the property to <br />allow a full 15' transitional yard. <br /> <br />Mr. Marsh stated that a letter from Lawrence Ross of 21 Princeton was received just prior to <br />the meeting. The letter was read to the Commission and became part of the file. <br /> <br />Ms. Ratner stated that she was concerned with late hours of operation because of the building's <br />proximity to residential uses. Mr. Cohn stated that normal business hours will be from 8 a.m. <br />to 6 p.m. but staff may stay late on occasion. Other tenants may have evening hours. Ms. <br />Ratner asked if Mr. Cohn would agree to limit the hours of operation to 10 p.m. Mr. Cohn <br />stated that he would not because he could not guarantee that workers would always be out by <br />10 p.m. <br /> <br />Mr. Marsh asked if landscaping would be installed in phase 1 or 2 of the development. Mr. <br />Cohn replied that landscaping would be installed in phase 2 which begins approximately nine <br />months from the beginning of the development. Ms. Peniston stated that she would prefer to <br />have some of the landscaping done that abuts the residences to the side and rear. <br /> <br />Mr. Safe stated that he felt the project was an excellent reuse for the property. Mr. Cohn's <br />previous projects are a good indication that he will do a good job on this one. <br /> <br />Ms. Ratner stated that she wanted a condition limiting the hours of operation to 10 p.m. Other <br />Commission members indicated that they did not agree that the hours of operation were a <br />concern to them in this situation. <br /> <br />Ms. Kreishman moved that the Plan Commission recommend approval of the Conditional Use <br />Permit subject to the following conditions: <br /> <br />1. Occupancy shall be limited to professional, business or institutional offices. <br /> <br />2. A phased, detailed landscaping plan shall be submitted for review and approval by the <br />Director of Planning.
