<br /> <br />. <br /> <br />. <br /> <br />December 22, 1993 Plan Commission Meeting Minutes Page 3 <br /> <br />Ms. Kreishman asked Mr. Cohn why they were providing 48 parking spaces when only 40 were <br />required. Mr. Cohn stated that his client desired a maximum amount of spaces and felt that they <br />would all be utilized at certain times. Ms. Kreishman stated that she still thinks that the 15' <br />transitional yard to the north should be maintained and for that reason she will vote that the <br />proposed plan not be recommended for approval. <br /> <br />Mr. Safe stated that he was trying to find another location for the dumpster but did not find one <br />that worked. <br /> <br />Mr. Marsh stated that the proposed location for the dumpster was probably the least worst spot <br />for it. <br /> <br />Ms. Peniston suggested that the dumpster be moved to the front area along Delmar since it will <br />be screened by the "dumpster gazebo." <br /> <br />Ms. Kreishman stated that she appreciates the different and unique qualities of the proposal but <br />the encroachment into the 15' transitional yard bothers her enough to recommend denial. <br /> <br />Mr. Safe stated that there is probably a way to relocate the dumpster that will accommodate the <br />neighbor to the north. <br /> <br />Ms. Peniston said that she would vote for the proposal if the dumpster would be moved. <br /> <br />Mr. Safe stated that he feels a fence should be required along the north property line. <br /> <br />Ms. Peniston stated that she would prefer landscaping to a fence. <br /> <br />Mr. Marsh agreed but added that the landscaping should include evergreen trees for the winter <br />months. <br /> <br />Ms. Kreishman stated that she also prefers landscaping to fencing but that the since there will <br />be a fence to the west it would be more consistent to have a fence along the north too. <br /> <br />Mr. Blumoff stated that he would be agreeable to landscaping instead of a fence if the <br />landscaping would be solid. <br /> <br />Mr. Cohn stated that he would object to fencing along north at this time. <br /> <br />Mr. Safe moved that the Plan Commission recommend denial of the amendment to Conditional <br />Use Permit 311 in its present form. The motion was seconded by Ms. Kreishman and passed <br />by a vote of 4 to O. <br /> <br />Mr. Marsh stated that the Commission would consider a new proposal without prejudice, if the <br /> <br />m-12-22.plc <br />
