<br />. <br /> <br />. <br /> <br />3-23-94 Plan Commission Meeting Minutes Page 2 <br /> <br />application is from U-Haul Real Estate Company, represented by Ron Kadane of Clayton <br />Engineering Company for an amendment to the previously approved Conditional Use Permit to <br />allow the construction of a 15,000 square foot public storage building at 7270 Olive. <br /> <br />The Chairperson noted the Commission's procedures and criteria for reviewing conditional use <br />permits. He specifically stated that the Plan Commission must consider whether the use: a) <br />complies with all applicable provisions of the Zoning Code; b) at the specific location will <br />contribute to and promote the community welfare or convenience; c) will not cause substantial <br />injury to the value of neighboring property; d) complies with the overall neighborhood <br />development plan and existing zoning district provisions; and e) will provide, if applicable, off- <br />street parking and loading areas in accordance with the standards contained in the Zoning Code. <br />The Chairperson called upon the applicant. <br /> <br />Mr. Ron Kadane of Clayton Engineering stated that he represents George Henry of the U-Haul <br />Real Estate Company who wishes to construct a 15,000 square foot public storage building on <br />the property at 7270 Olive. Mr. Kadane introduced Mr. Henry to the Commission members. <br />Mr. Kadane gave an overview of the revised plans and referred to two letters of explanation, <br />one written by him and the other written by Mr. Henry. <br /> <br />The Chairperson called on Frank Hill, Zoning Administrator to provide the staff report. Mr. <br />Hill stated that Mr. Goldman, Mr. Kadane and Mr. Henry had recently met concerning the <br />revised plan. Mr. Goldman had stated that the new plan addressed most of his concerns about <br />the original proposal. He felt that the Commission members could determine whether the <br />revised plan addresses their concerns and therefore did not feel a need to write a new <br />recommendation. <br /> <br />Mr. Solodar inquired about the security system. Mr. Henry stated that there will be a double <br />lock system in place. <br /> <br />Ms. Peniston stated that more landscaping is needed along in the south side of the new building. <br />Mr. Safe agreed and suggested that a condition be added that require shrubs be placed <br />approximately four feet apart. <br /> <br />The Chairperson opened the public hearing and asked for testimony from the public. No <br />member of the public indicated a desire to be heard and the public hearing was closed. <br /> <br />Mr. Marsh stated he would like the hours of operation to be limited to those that were stated in <br />the application. He further stated that he feels the application complies with the <br />recommendations of the Comprehensive Plan and will be voting favorably. <br /> <br />Mr. Safe moved that the Plan Commission recommend approval of the Conditional Use Permit <br />amendment with the following conditions: <br /> <br />m-3-23.plc <br />
