The container storage area shall be paved with asphaltic concrete or portland cement <br />concrete or 6" compacted minus stone with asphalt at cutbacks. <br />2. The pavement for container storage and truck maneuvering area shall be edged on the <br />east side with curbing to prevent trucks from driving into the grass area. <br />3. Reconfigure the automobile parking lot, moving the building to the east, in order to <br />provide adequate maneuvering space, protection of the building wall, and space for the <br />exit from the office or obtain satisfactory easement with property owner to the west for <br />full use of the driveway. <br />4. No air conditioning equipment shall be located south of the building unless the building <br />is relocated at least 5 feet further north to provide space for the unit. <br />5. Submit a detailed landscaping plan to the Director of Planning for review and approval. <br />Install and maintain the landscaping in accordance with the approved plan. The building <br />shall not be occupied until the landscaping plan is approved. Landscaping shall be <br />installed no later than May 15, 1995. <br />6. Signs shall comply with the sign code in every respect. <br />7. No rapidly biodegradable material, such as garbage shall be stored on the site. <br /> <br />The motion was seconded by Ms. Ratner and passed by a vote of 7 to 0, with all members <br />voting "aye." <br /> <br />Text Amendment of ~34-40.3(g), adding "Parking or storage of buses" as a conditional use <br />in the "P A" - Public Activity District <br /> <br />Chairperson Marsh announced that the Plan Commission would now consider language being <br />considered by the City Council for a text amendment of ~34-40.3(g) to add "Parking or storage <br />of buses" as a conditional use in the "P A" - Public Activity District as set forth in the September <br />30, 1994 memorandum by Mr. Goldman to the City Council. <br /> <br />Mr. Solodar stated that he did not like the loopholes concerning the word "lot" and therefore it <br />should be changed to "zoning lot." Mr. Solodar stated that he will vote against the text <br />amendment because he is opposed to anything that threatens the open and green space in "P A" - <br />Public Activity Districts. Ms. Peniston stated that she will also vote against the text amendment <br />because she feels the matter should be handled under a variance procedure. <br /> <br />Mr. Kahn moved that the Plan Commission recommend the text amendment as follows: <br /> <br />f. Parking and storage of buses, provided: <br /> <br />1) the buses are regularly used for transporting persons to or from the <br />principal building on the same zoning lot, <br />2) the zoning lot is at least three (3) acres in area, <br />3) the total bus parking and storage area is limited to not more than 25 % of <br /> <br />m-l0-26.plc <br />
