Fences along the east property line shall be cleaned of rust and vines, primed and <br />painted. <br />8. The driveway from Paramount Avenue shall be locked with a gate or chain and shall be <br />opened only when the Sanctuary is in use. <br />9. The average building height shall be limited to 35 feet in accordance with the University <br />City Zoning Code. <br /> <br />The motion was seconded by Mr. Smith and passed by a vote of 5 to 0, with all members voting <br />"aye." <br /> <br />Proposed Text Amendment to 934-100.2 of the Sign Code concerning the prohibition against <br />commercial signs for tenants of buildings not on the ground floor <br /> <br />Mr. Goldman explained that the commission had previously been considering modifying the sign <br />code to allow some sort of commercial signs for tenants of buildings not on the ground floor. <br />In line with the directions given at the June 28th Plan Commission meeting, Mr. Goldman <br />suggested an amendment to Sign Code Section 34-102.2 by adding a second paragraph to the <br />introductory paragraph. The second paragraph would allow some identification for ground floor <br />entrances for upper or lower story businesses. Ms. Glassman suggested that the term "entrance" <br />should be defined for this section. <br /> <br />Mr; Kahn moved that the Plan Commission recommend approval of the text amendment to <br />Section 34-102.2 by adding the following second paragraph to the introductory paragraph as <br />follows: <br /> <br />In addition, each business or institution with no ground floor frontage other than an <br />entrance on the ground tloor shall be permitted to install a single wall sign, window sign <br />or sign affixed to or painted on a canopy or awning, provided the sign does not project <br />beyond the limits of the width of the entrance and the height of the ground floor story. <br />Such sign shall be limited to a gross sign area equal to one and one half square feet for <br />each foot of building frontage occupied by the entrance up to a maximum of 15 square <br />feet. Where open letter signs are used, the full area of the enclosing rectangle or circle <br />shall be counted as the gross area of the sign. Where an entrance is shared by more than <br />one business or institution, only one sign shall be installed which shall contain the <br />identification for no more than three businesses and institutions. The owner of the <br />building shall determine which businesses or institutions, if any, will be identified on <br />such a sign. <br /> <br />The Plan Commission further directs the city staff to define the term "entrance" and to include <br />it as part of this text amendment application while under consideration by the City Council. <br /> <br />The motion was seconded by Ms. Glassman and passed by a vote of 5 to 0, with all members <br /> <br />m-7-26.plc <br />
